The following modified procedures and requirements shall apply to subdivisions of properties with an area not exceeding two acres when no new streets or roads are involved, the number of lots does not exceed 10 and the tract being subdivided is not adjoined by other unplatted land in the same ownership:
A. 
Submission. Only one plat submission shall be required, and the plat thus submitted shall be considered in all respects as the final plat, subject to the same endorsement of approval as any other final plat. However, to expedite plat approval and to avoid unnecessary expense, the subdivider may submit his intentions to the Planning Board for review prior to preparation and submission of his final plat.
B. 
Form and content of plat. The plat shall show the same engineering information as is required under § 270-15 of this chapter, and the same number of copies of the plat shall be supplied to the Planning Board as are required under § 270-18.
In the case of subdivision or resubdivision of a property with an area not exceeding one acre and not adjoined by other land in the same ownership, deed descriptions of the lots to be thus created, accompanied by a sketch map showing lot dimensions and the relation of lots to the street or streets upon which they front, shall be sufficient for consideration for approval by the Planning Board. Three copies of such deed descriptions shall be supplied to the Board. The Planning Board's approval endorsed upon the deed descriptions shall have the same effect for purposes of recording of deeds as Planning Board endorsement of approval on a final plat.
A. 
Any property with an area not exceeding 1/2 acre and not adjoining lands under or controlled by the same ownership or management shall not require submission of a plot plan as hereinabove specified.
B. 
It shall be sufficient, in such instances only, for the submission of a deed description and sketch or map drawn to scale of the lots and proposed building or buildings, showing thereon lot dimensions and proximity to and location of street or streets abutting the same. In such instances, the approval of the Zoning Officer shall be sufficient, and the application need not be submitted to or approved by the Planning Board.
C. 
The written approval of such application, however, by the Zoning Officer shall be necessary before application can be filed for a building permit with respect to any construction on such lands.
