In R-2 Residence Districts, no building or other structure or land shall be used and no building or other structure shall be built for any purpose other than a use permitted in the R-1 Residence Districts (See § 215-13).
Conditional uses in the R-2 District shall be
those conditional uses permitted in the R-1 Residence Districts, subject
to the same provisions.
A.
Area per dwelling unit and lot dimensions. For a single-family
dwelling, the minimum land area shall be 11,000 square feet, and the
minimum width of the lot at the front building line shall be not less
than 75 feet. However, this shall not apply to prevent the construction
of a single-family dwelling on a lot existing prior to the date of
enactment of this chapter and not adjoined at the side by another
unoccupied lot or other unoccupied land in the same ownership having
an area of not less than 7,500 square feet and a width at the front
building line of not less than 65 feet.
C.
Rear yards. Rear yards shall be the same as for R-1 Residence Districts as set forth in § 215-15.
D.
Side yards.
(1)
For each dwelling, there shall be two side yards with
a total width of not less than 20 feet, except that for each foot
a lot of record which existed prior to the date of enactment of this
chapter is less than 65 feet wide at the front building line, the
total width of the two side yards may be reduced to a minimum of 16
feet. However, in no case shall the minimum width of any one side
yard be less than eight feet.
(2)
For each semidetached dwelling, there shall be a side
yard of not less than 12 feet.
E.
Corner lots. In the case of a corner lot, the yard abutting the street considered to be the front street shall be considered the front yard and shall be determined as provided in § 215-15F. No building other than a detached garage or other accessory building may extend more than 10 feet closer to a side street line than the setback line for buildings along a street considered to be the side street. The yards other than those abutting street lines shall be considered as side yards and shall be as determined by Subsection D of this section.
F.
Height. The height of dwellings shall not exceed three
stories or 35 feet.
The requirements shall be as set forth in § 215-16.
