A. 
All applicants are encouraged to submit a sketch plan for any proposed subdivision and/or land development.
B. 
The submittal of a sketch plan is very strongly encouraged because it can save applicant's substantial expense. If a sketch plan is submitted, it can often identify important issues early in the process, before an applicant has completed expensive detailed engineering. As a result, it can often allow an applicant to avoid the time and expense involved in redesigning a project after submittal of a preliminary plan. Before submitting a sketch plan, applicants are strongly encouraged to ask for an informal meeting with the Township staff to discuss major issues. Submission of a sketch plan shall not constitute official submission of a plan to the Township.

C. 
Three copies of the sketch plan shall be submitted to the Township.
The Township Planning Commission shall review the sketch plan and recommend such changes and modifications as it deems advisable. The Planning Commission reserves the right to submit the sketch plan to the Chester County Planning Commission for a courtesy review.
A. 
The sketch plan of a proposed subdivision shall be legibly drawn.
B. 
The sketch plan shall include, but not be limited to, the following:
(1) 
Tract boundaries, accurately labeled.
(2) 
Key map.
(3) 
North point
(4) 
Written and graphic scales.
(5) 
Watercourses, floodplain, tree masses, wetlands, soil types and other significant physical features including contours at ten-foot intervals. (USGS Quad mapping is acceptable.)
(6) 
Existing and proposed general street and lot layout.
(7) 
Name and address of applicant and/or property owner and tax parcel number.
(8) 
Proposed conceptual stormwater management, water supply and sewage facilities.
(9) 
Existing and proposed structures and features including parking areas, open spaces areas, etc.
(10) 
A comparison of existing and proposed zoning.
