In the CM-1 Conservation Management 1 District, the following regulations shall apply:
A. 
A building may be erected or altered to be used either in whole or in part, and a lot may be used or occupied, for any of the following uses and no other, provided that such uses shall comply with such regulations as yard, lot size, lot width, building area, building height, impervious surfaces, easements, buffer yards, off-street parking and other provisions as are specified in other articles herein.
(1) 
Uses by right. Any of the following uses shall be permitted, provided that the use regulations of Article V of this chapter have also been met:
(a) 
A-1, agriculture and horticulture.
(b) 
A-2, agriculture sales/farm stand.
(c) 
A-3, nursery.
(d) 
A-4, landscape contractor.

A-5, riding academy.
(f)

Regulations for preexisting nonconforming residential uses. Single-family residential uses existing on lots within the Commercial Office Zone as of December 19, 1989 (the date of the adoption of the current Land Use Ordinance), shall be permitted to be expanded without the need for a use variance provided that the lot regulations and development standards applicable to the lot and to the proposed expansion shall be those of the residential zoning district located nearest to said property. Measurements to the nearest residential zoning district(s) shall be taken from lot line to lot line. Where two residential zoning districts are equidistant from the same property, the standards of the more restrictive residential zoning district shall apply.

In the MU Mixed Use Districts, the following regulations shall apply:
A.
