A. 
Landfill. All lots being filled shall be filled with topsoil and/or clean fill to allow complete surface draining of the lot onto local storm sewer systems. No construction shall be permitted which creates or aggravates water stagnation or drainage problem.
B. 
Grading. Grading shall be as required for site construction. However, the following requirements shall be adhered to:
(1) 
Driveways. Driveways and roadways shall not exceed a maximum grade of 6% and shall not exceed a grade of 4% within 100 feet of the sideline of an intersecting street.
(2) 
Parking areas. Parking areas shall be reasonably level but shall not exceed a maximum grade of 6% and shall be graded so that stormwater runs from aisles to parking stalls and does not cross drives or roadways in a concentrated flow.
(3) 
Maximum earthen slopes. Slopes shall not exceed a ratio of 1 1/2 horizontal to one vertical unless a slope stability analysis indicates to the contrary, provided that slopes which are in excess of two to one shall be fenced at the top with a four-foot-high fence, and slopes greater than two to one but less than three to one shall have a fence or protective vegetative screen or guardrail.
C. 
Nonpaved areas. All nonpaved areas shall be permanently stabilized to prevent erosion.
All site plans and major subdivisions shall incorporate soil erosion and sediment control programs as required by Warren County Soil Conservation. The program shall be phased according to the scheduled progress of the development, including anticipated starting and completion dates. The purpose is to control soil erosion and sedimentation damages in order to promote the public safety, health, convenience and general welfare of the community.

A. 
Insofar as is practical, side lot lines shall be at right angles to straight streets, and radial to curved streets.
B. 
Each lot shall front upon an approved street at least 50 feet in width.
C. 
Where extra width has been dedicated for widening of existing streets, lots shall begin at such extra width line, and all setbacks shall be measured from such line.
D. 
Where there is a question as to the suitability of a lot or lots for their intended use due to factors such as rock formations, flood conditions or similar circumstances, the approving authority may, after adequate investigation, withhold approval of such lots.
Monuments shall be the size and shape required by N.J.S.A. 46:23-9.9, the Map Filing Law, as amended, shall be placed in accordance with the statute, and indicated on the final plat. Iron pipe corner markers shall be placed at all comers of each lot. Monuments shall be placed at each intersection of a property line with a street right-of-way line.
