The following uses shall be the permitted uses allowed in the B-1 District:
A. 
Research laboratories.
B. 
Offices and office buildings.
C. 
Light industrial uses as defined in § 360-4 herein.
D. 
Indoor recreational uses.
E. 
Township-owned buildings operated for public purposes.
F. 
Hotels and motels.

Co-located wireless telecommunications antennas and supporting facilities as regulated in § 363-80.

Accessory uses customarily incidental to the above principal permitted uses shall be allowed in the B-1 District, including the following:
A. 
Off-street parking.
B. 
Fences and walls.
C. 
Garages to house delivery trucks or other commercial vehicles.
D. 
Temporary construction trailers and one sign not exceeding 50 square feet, advertising the prime contractor, subcontractors, architect, financing institution and similar data for the period of construction beginning with the issuance of a building permit and concluding with the issuance of a certificate of occupancy, or one year, whichever is less, provided such trailers and signs are on the site where construction is taking place and set back at least 15 feet from street and lot lines.

Minor solar or photovoltaic energy facilities or structures. Minor solar facilities shall be permitted to be ground-mounted and mounted to principal and accessory structures and buildings; provided, however, that in the case of a roof-mounted system, the photovoltaic solar panels and all necessary equipment shall not extend more than 12 inches beyond the edge of the roofline or 12 inches above the highest point of the roof surface or structure. Flat roofs shall be exempt from the height requirement. However, panels on a flat roof shall not extend more than five feet above the roof line. Minor solar facilities shall have a setback requirement consistent with building regulations. In the case of a surface level or ground-mounted system, the system shall be situated more than 50 feet from the nearest property boundary line. Minor solar ground-mounted facilities serving residential uses shall consist of no more than 10 panels. Minor solar ground-mounted facilities located less than 50 feet from the nearest property line shall require minor site plan approval prior to obtaining a zoning permit and shall have setback requirements consistent with building regulations. Notwithstanding, these systems shall not exceed the maximum building height in the zoning district. Cadmium telluride solar panels shall not be permitted due to the highly carcinogenic nature of cadmium and the possible detrimental effects on children, wildlife, water supplies and the environment.

The following shall be conditional uses in the B-1 District:
A. 
Public garages as defined in § 360-4 and as regulated in § 363-65 herein.
B. 
Churches as regulated in subsection § 363-68 herein.
C. 
Outdoor recreational facilities.
D. 
Wireless telecommunications towers and facilities on municipally owned property as regulated in §§ 363-73 and 363-80.

E. 
Wireless telecommunications towers and supporting facilities on other than municipally owned property as regulated in §§ 363-73 and 363-80.

F. 
Small wind energy system.

G. 
Adult retirement communities, subject to the requirements of § 363-72.

All uses not expressly permitted in §§ 363-36 through 363-38 above are prohibited, including, but not limited to, the following:
A. 
Used car or equipment sales except as an accessory use to a public garage, and then only as regulated in § 363-65.
B. 
Junkyards, automobile wrecking and salvage yards, and disassembly plants.
C. 
Auction establishments.
D. 
All residential uses.
E. 
Roller-skating rinks.
F. 
Manufacturing uses as defined in § 360-4 herein.
G. 
Warehouses and storage buildings.
H. 
Outdoor amusements such as miniature golf courses, trampolines, shooting galleries, amusement rides and the like, except in connection with carnivals for which special permission for temporary operation must be obtained from the Township Committee.
I. 
Trailer or tourist camps.
J. 
Retail sales and services.
K. 
All classes of cannabis establishments or cannabis distributors or cannabis delivery services as said terms are defined in Section 3 of P.L. 2021, c. 16, but not the delivery of cannabis items and related supplies by a delivery service.

No structure shall exceed a maximum of three stories or 40 feet in height, whichever is less.
A. 
Principal building (minimum).
(1) 
Lot area: one acre.
(2) 
Lot frontage: 200 feet.
(3) 
Lot width: 200 feet.
(4) 
Side yard:
(a) 
Each: 25 feet.
(b) 
Both: 70 feet.
(c) 
Front yard: 75 feet.
(d) 
Rear yard: 50 feet.
B. 
Accessory building (minimum).
(1) 
Distance to street line: 75 feet.
(2) 
Distance to side line: 25 feet.
(3) 
Distance to rear line: 25 feet.
(4) 
Total building coverage: 20%.
(5) 
Total site coverage: 70%.
A. 
One building may contain more than one use and one lot may contain more than one principal building, provided that such principal buildings are a minimum of 25 feet apart and all applicable setback requirements are met.
B. 
All buildings shall be compatibly designed whether constructed all at one time or in stages over a period of time.
C. 
Those portions of all front, rear and side yards which are not used for off-street parking shall be attractively planted with trees, shrubs, plants and grass lawns.
D. 
Parking areas shall be no closer than 25 feet from all property lines.
