A. 
If a proposed subdivision includes land that is to be used for predominantly nonresidential purposes, the layout of the subdivision with respect to such land shall make such provision as the Planning Board may require.
B. 
A nonresidential subdivision shall also be subject to all the requirements of site plan approval set forth in the Town's Zoning Law.[1] Site plan approval and nonresidential subdivision plat approval may proceed simultaneously at the discretion of the Planning Board. A nonresidential subdivision shall be subject to all the requirements of this chapter and shall conform to the proposed land use and standards established in the Comprehensive Plan, Official Map, and Zoning Law of the Town of Amenia.

In addition to the principles and standards in this chapter which are appropriate to the planning of all subdivisions, the applicant shall demonstrate to the satisfaction of the Planning Board that the road, parcel and block pattern proposed is specifically adopted to the uses anticipated and takes into account other uses in the vicinity of the subdivision. The following principles and standards shall be observed by the applicant:
A. 
Proposed nonresidential parcels shall be suitable in area and dimensions to the types of nonresidential development anticipated.
B. 
Road rights-of-way and pavement shall be adequate to accommodate the type and volume of traffic anticipated to be generated thereupon.
C. 
Special requirements may be imposed by the Planning Board, Town Engineer and/or Town Board with respect to road, curb, gutter and sidewalk design and construction.
D. 
Special requirements may be imposed by the Planning Board, Town Engineer and/or Town Board with respect to the installation of public utilities, including water, sewer and stormwater drainage.
E. 
Every effort shall be made to protect adjacent residential areas from potential nuisance from a proposed nonresidential subdivision, including the provision of extra depth in parcels backing up onto existing or potential residential development and provisions for a permanent vegetated buffer, berm and/or fencing, when necessary.
F. 
Roads carrying nonresidential traffic, especially truck traffic, will not be extended to the boundaries of adjacent existing or potential residential areas.
G. 
All off-street parking shall be located behind or to the side of the principal building, except as otherwise allowed by § 121-38A(4).
