Borough of Duncannon, PA Article IV C Conservation District

§ 225-10 Purpose.

The Conservation District is intended to achieve the preservation of open spaces, water supply sources, scenic areas, wildlife, and other natural resources and to reduce the hazards to public safety and health from flooding and protect sensitive environmental areas from unsuitable development activity.

§ 225-11 Permitted uses.

Permitted uses are as follows:

A. Agricultural uses.

B. Public and private recreational activities and facilities, such as parks, play fields, playgrounds, picnic grounds, camping, hiking trails, and biking trails.

C. Public and private conservation areas and activities, such as wildlife and nature preserves, game farms, fish hatcheries, and botanical gardens.

D. Accessory uses and structures incidental to the above uses, provided all floodplain management regulations are complied with.

E. Signs, when erected and maintained in accordance with Article XIV.

F. Uses which, in the opinion of the Zoning Officer based on recommendations from the Planning Commission, are of the same general character as those above and which will not be detrimental to the intent and purpose of this district.

§ 225-12 Height regulations.

The height of a structure shall not exceed 35 feet.

§ 225-13 Area regulations.

The minimum lot width shall be one acre.

§ 225-14 Width regulations.

The minimum lot width shall be 100 feet at the minimum building setback line.

§ 225-15 Coverage regulations.

Maximum permitted coverage shall be 20%. At least 60% of the lot area shall be maintained with a vegetative cover.

§ 225-16 Yard regulations.

Each lot shall have front, side, and rear yard setbacks of not less than the depth or width indicated below:

A. Front yard: 35 feet.

B. Side yards: 20 feet each.

C. Rear yard: 25 feet.

§ 225-17 Off-street parking/access.

Parking and access shall be provided in accordance with Article XV.
