The Residential Single-Family District is comprised of those areas where single-family dwellings are predominant and includes certain undeveloped areas where similar development would be a logical extension. The purpose of this district is to stabilize and protect certain areas of the Borough where a pattern of single-family development has been established and to promote a suitable environment for family life. To these ends, development is restricted to single-family detached dwellings and related compatible land uses.

Permitted uses are as follows:

A. 

Single-family detached dwellings.

B. 

Churches and similar places of worship.

C. 

Home gardening.

D. 

Cemeteries and monument sales.

E. 

Municipal uses, public libraries, firehouses, and the like.

F. 

Public parks and playgrounds.

G. 

Public utility and communication uses where operation requirements necessitate locating within the district.

H. 

Signs, when erected and maintained in accordance with the provisions of Article XIV.

I. 

Uses and buildings customarily accessory and incidental to any permitted use.

J. 

The keeping of animals shall be limited to households pets in the normal meaning of the term.

The following conditional uses may be allowed by Borough Council following review and comment by the Planning Commission:

A. 

Private nursery and day-care activities.

B. 

Home occupations.

C. 

Medical and dental clinics.

D. 

Hospitals.

E. 

Public and private schools.

F. 

Nursing homes.

G. 

Private yard/garage sales.

H. 

Clubs, lodges, and fraternal organizations.

I. 

Funeral homes.

A. 

The height of a building shall not exceed 35 feet.

B. 

The height of an accessory building shall not exceed 15 feet.

A. 

For each dwelling unit, the lot area shall be not less than 7,500 square feet.

B. 

For a permitted nonresidential use, the lot area shall be based on required setbacks, coverage, and parking, loading/unloading standards, but in no instance shall be less than 7,500 square feet.

A. 

The minimum lot width at the building setback line shall be not less than 75 feet.

B. 

The minimum lot width of corner lots shall be not less than 90 feet.

Each lot shall have front, side, and rear yard setbacks of not less than the depth or width indicated below:

A. 

Front yard. The minimum front yard setback shall be at least 25 feet. Where buildings exist on both sides of the lot to be developed, the setback shall be at least the average of the buildings constructed on both sides.

B. 

Side yard. On an interior lot, the minimum side yard setback shall be 10 feet. On a corner lot, the side yard abutting a street shall be not less than 25 feet.

C. 

Rear yard: 20 feet.

The maximum coverage for each lot shall not exceed 30%. At least 30% of the lot area shall be maintained with a vegetative cover.

Parking and access shall be provided in accordance with Article XV.
