The Manufacturing Districts are located in those areas of the Borough where such uses have already been established and include certain contiguous areas for expansion. The purpose of this district is to accommodate wholesale, warehouse, and manufacturing operations whose physical expansion is restricted to the area of the district and to establish such standards as necessary to protect surrounding land uses from detrimental impacts.

Permitted uses are as follows:

A. 

Distribution plants, parcel delivery, and service industries.

B. 

Wholesale businesses, warehousing, refrigerated and general storage.

C. 

Special trade contractors and building material wholesales and storage.

D. 

Industrial plants manufacturing, processing, or assembling the following:

(1) 

Agricultural products.

(2) 

Food and kindred products.

(3) 

Furniture and fixtures.

(4) 

Printing, publishing, and paperboard products.

(5) 

Biological products, drugs, medicinal chemicals, and pharmaceutical preparation.

(6) 

Electrical machinery, equipment and supplies, electronic components and accessories.

(7) 

Clothing and apparel.

(8) 

Professional, scientific, and controlling instruments, photographic and optical goods.

(9) 

Any uses which are charged with the principal function of research, such as industrial research, scientific research and business research.

(10) 

Metal fabrication and forging.

E. 

Signs in accordance with Article XIV.

F. 

Public utility and communication buildings and structures.

G. 

Municipal buildings and uses.

H. 

Uses which are of the same general character as those listed as permitted uses and will not be detrimental to the intended purpose of the district, as determined by the Zoning Officer based on recommendations by the Planning Commission.

I. 

Accessory buildings and uses customarily incidental to the above uses.

J. 

The above uses are permitted only on condition that they are not obnoxious or offensive by reason of the emission of odor, dust, smoke, noise, gas, vibration, refuse matter, or other causes, and that materials are stored in an enclosed building or shelter.

Conditional uses are as follows:

A. 

Guard or groundskeeper dwelling.

B. 

Day-care facility.

A. 

The height of a building shall not exceed 40 feet.

B. 

The height of an accessory structure shall not exceed 20 feet.

The lot area shall be determined on the basis of required setbacks, coverage, and parking/loading/unloading regulations, but in no instance shall be less than 20,000 square feet.

The minimum lot width at the building setback line shall be 100 feet. On a corner lot, the minimum lot width shall be 120 feet.

Each lot shall have front, side, and rear yard setbacks of not less than the depth or width indicated below:

A. 

Front yard. The minimum front yard setback shall be 30 feet.

B. 

Side yard. On an interior lot, the minimum side yard setback on each side of a principal building shall be 20 feet. Where a nonresidential use abuts a residential use or district, there shall be a minimum forty-foot setback. On a corner lot, the side yard abutting a street shall be not less than 30 feet.

C. 

Rear yard. The minimum rear yard setback shall be 30 feet. Where a nonresidential use abuts a residential use or districts, the minimum rear yard setback shall be not less than 40 feet.

D. 

Buffer yards shall be provided in accordance with Article XII.

A. 

The maximum coverage for each lot shall not exceed 60%.

B. 

At least 10% of the lot area shall be maintained with a vegetative cover.

Parking/access and loading/unloading facilities shall be provided in accordance with Article XV.
