As used in this chapter, words expressed in the singular include their plural meanings, and words expressed in the plural include their singular meanings. "Person" includes a corporation, unincorporated association and partnership, as well as an individual. "Building" and "street" are used generically and shall be construed as if followed by the phrase "or part thereof."

The following words and phrases, as used in this chapter, shall have the meanings herein indicated:
BOROUGH ENGINEER
The duly designated Engineer of this Borough.
CONSTRUCTION PERMIT
A permit authorizing improvements to be constructed in accordance with the terms and conditions of approved construction plan and specifications.
CONSTRUCTION PLAN
The drawings showing the location, profile, grade and size of sewers, water mains, utility lines, sidewalks, pavements of proposed streets and other facilities within a proposed subdivision.
COUNTY PLANNING COMMISSION
The Planning Commission of Bucks County.
FINAL SUBDIVISION PLAN
A properly certified subdivision plan prepared by a registered engineer or surveyor showing rights-of-way, easements, lot lines, street lines and such other data as may be required by the Planning Commission or these subdivision regulations, in proper form for recording in the office of the Recorder of Deeds of Bucks County.
LOT
A portion of a subdivision or other parcel intended for transfer of ownership or for building development.
PLANNING COMMISSION
The Planning Commission of the Borough.
RIGHT-OF-WAY
The dedicated width of a street, highway, alley, accessway or crosswalk.
STREET
A right-of-way, municipally or privately owned, serving as a means of vehicular and pedestrian travel and furnishing access to abutting properties.
STREET PLAN
The general plan of streets of the Borough shown on the Official Map of the Borough adopted and maintained under the provisions of the Pennsylvania Municipalities Planning Code.[1]
SUBDIVIDER
The owner or owners of a parcel of land proposed to be subdivided.
SUBDIVISION
The division or redivision of a lot, tract or parcel of land by any means into two or more lots, tracts, parcels or other divisions of land, including changes in existing lot lines for the purpose, whether immediate or future, of lease, transfer of ownership or building or lot development; provided, however, that the division of land for agricultural purposes into parcels of more than 10 acres, not involving any new street or easement of access, shall be exempted.
