A.
It is the purpose of the PR-4 Planned Residential Four District to
permit single-family development to be built on lands formerly zoned
rural and designated in the Master Plan as R/L4.
B.
After a tract of rural land has been granted rezoning to PR-4, the
applicant may reduce the size of lots to the dimensions specified
in this article. However, the total number of units permitted may
not exceed 1.2 houses per gross acre. Freshwater wetlands as defined
in the New Jersey Fresh Water Wetlands Protection Act of 1987, N.J.S.A.
13:9B-1 et seq., one-hundred-year floodplains, floodways and flood
hazard areas are included in gross acreage for purposes of calculating
units per gross acre.
All of the permitted and conditional uses allowed in the PR-1
Planned Residential One District shall be allowed.
All of the accessory uses permitted in the PR-1 Planned Residential
One District shall be allowed.
A.
The following bulk regulations shall apply:
(1)
Minimum lot size for agricultural uses: 5 1/2 acres.
(2)
Minimum lot size for other uses: 7,500 square feet.
(3)
Maximum density per gross acre: 1.2 units.
(4)
Minimum lot width: 75 feet.
(5)
Minimum lot depth: 85 feet.
(6)
Maximum lot coverage: 35%.
(7)
Minimum front yard: 20 feet.
(8)
Minimum side yards: eight feet each.
(9)
Minimum rear yard: 20 feet.
(10)
Maximum building height: 35 feet.
There shall be an open space requirement of 37% for the PR-4
Zone.
The provisions of § 285-58 of the PR-1 Planned Residential One District shall apply.
The provisions of § 285-61 of the PR-1 Planned Residential One District shall apply.
