All permit applications for new construction of all residential dwelling units shall include a grading plan which shall include all of the items as are set forth on the Township's checklist which is attached hereto, made a part hereof and marked as Exhibit A.[1] The permit to be issued by the Township shall include all conditions which may be revealed by the review which relate to grading matters regarding the subject building lot and the approval of the grading plan.

A. 
Should the subject building lot contain woodland, as is defined under the provisions of Part 2, § 22-201 of the Subdivision and Land Development Ordinance of the Township (SALDO), the requirements for woodlands preservation/tree conservation as are set forth in Subsections 3A(1) and (2)(a), (b) and (c) of § 22-709 of SALDO shall be incorporated into and become a part of the grading plan.

B. 
Should the woodland be located within the subject building lot, an additional review fee shall be charged as a condition to the issuance of a building permit. This fee shall be charged from an on-site inspection of the subject building lot, said inspection to be performed pursuant to the provisions of Subsection A(2)(b) of § 22-709 of SALDO.

Based upon the review of the grading plan, a final grading inspection shall be conducted, if necessary, by the Township' Engineer, prior to the issuance of a certificate of occupancy for the residential structure by the Township.

The fees to be charged for the review of the grading plan and the inspection of the building lot, should the lot contain woodland, are set forth on the Fee Schedule attached hereto, made a part hereof and marked as Exhibit B.[1] These fees shall be payable to the Township as of the date of the issuance of the building permit.
