The provisions of this article shall be followed in the construction of a neighborhood shopping center development in the CB District in accordance with § 500-1504 of Chapter 500, Zoning. These provisions are in addition to other applicable regulations of this chapter. Should there be a conflict between these standards and others elsewhere in the chapter, these shall govern.
A.
The following shall be applicable to buildings containing permitted
and/or conditional uses in the Main Street and transitional sections
of a neighborhood shopping center:
(1)
Rooflines. All buildings shall have pitched roofs covering at
least 80% of the building with a minimum pitch of six vertical inches
to every 12 horizontal inches.
B.
Multitenant pad site buildings and all fast food restaurants in the
Main Street section of a neighborhood shopping center shall be compatible
with materials and colors of the principal or anchor building on the
premises, which shall be constructed using primarily earth-tone colors
and shall incorporate similar architectural features to create a harmonious
center.
C.
For buildings in the Main Street section of a neighborhood shopping
center that are not multitenant pad site buildings or fast food restaurants:
(1)
The front wall will not contain plain continuous sections longer
than 75 feet without an architectural feature, column, pilaster, or
turn, corner, or similar break.
(2)
The front facade shall contain at least one vertical architectural
element to provide variation in the roofline so it does not appear
to have a continuous flat roof. Front facade parapet walls shall be
provided to conceal flat roofs viewed from the street frontage, and
the maximum length of the front facade between facade breaks, corners,
columns or architectural features shall not be greater than 75 feet.
D.
The following shall be applicable to buildings containing permitted
and/or conditional uses in the core section of a neighborhood shopping
center:
(1)
Building bulk and construction. Variations in building facades,
canopies, height and rooflines are required and shall be in compliance
with the following:
(a)
Building facades that exceed 200 feet in length shall be varied
by at least two of the following methods:

Wall offsets to a minimum depth of 10 feet at intervals
of 100 feet or less.
[2]
Variation in the facade height of at least 10 feet
in height at intervals of 100 feet.
[3]
Addition of major architectural features at intervals
of 100 feet or less, including canopies, towers and three-dimensional
ornamental structures.
