The purpose of this district is to preserve natural resources and provide for limited agricultural operations while encouraging low-density single-family residential development and to provide for accessory uses and compatible public and semipublic uses as conditional uses or uses by special exception.
In the R-1 Single-Family Residential District, only the following uses are authorized:
A. 
Permitted uses.
(1) 
Principal uses.
(a) 
Agriculture, subject to § 350-102.
(b) 
Church.
(c) 
Communications antenna mounted on an existing building or on an existing public utility storage or transmission structure, subject to § 350-106.
(d) 
Essential services.
(e) 
Forestry, subject to § 350-104.
(f) 
Oil and gas well operations, subject to § 350-107.
(g) 
Passive recreation.
(h) 
Public buildings.
(i) 
Schools, public or private, excluding postsecondary.
(j) 
Single-family dwellings.
(2) 
Accessory uses.
(a) 
Community clubhouse in a subdivision or planned residential development.
(b) 
Fences, subject to § 350-97.
(c) 
Home gardening.
(d) 
Keeping of domestic pets.
(e) 
No-impact home-based business, subject to § 350-105.
(f) 
Off-street parking and loading, subject to Article XVII.
(g) 
Private garages and storage buildings, subject to § 350-97.
(h) 
Private residential swimming pools or sports courts, subject to § 350-97.
(i) 
Signs, subject to Article XVIII.
(j) 
Temporary construction trailer, model home or sales office, subject to § 350-101.
(k) 
Other accessory uses customarily incidental to and on the same lot with any permitted use, conditional use or use by special exception authorized in this district.
B.

Active recreation, low-impact, subject to § 350-93A(1).
(b) 
Conservation subdivision, subject to § 350-93A(15).
(c) 
Fire and emergency medical services, subject to § 350-93A(19).

Golf course; golf or country club, subject to § 350-93A(21).

Planned residential development, subject to Article XIV.
(2) 
Accessory uses.
(a) 
Bed-and-breakfast, subject to § 350-93A(6).
C. 
Uses by special exception.
(1) 
Principal uses.
(a) 
Day-care center or preschool facility in a church or school, subject to § 350-93A(16).
(b) 
Private club, subject to § 350-93A(34).
(c) 
Public utility building or structure, subject to § 350-93A(36).
(2) 
Accessory uses.
(a) 
Family day-care home, subject to § 350-93A(18).
(b) 
Home occupation, subject to § 350-93A(24).
In the R-1 Single-Family Residential District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XV.

Without public sewers: one acre (43,560 square feet).
(b) 
With public sewers: 0.5 acre (21,780 square feet).
(2) 
All other principal uses: one acre (43,560 square feet).

Minimum lot width: 100 feet.

Maximum lot coverage: 25%.
