The purpose of this district is to provide for suburban-density
residential uses in locations that are served by public sewers or
have the potential to be served by public sewers in the near future
and to provide for accessory uses and compatible public and semipublic
uses as conditional uses or uses by special exception.
In the R-2 Suburban Residential District, only the following
uses are authorized:
A.
Permitted uses.
(1)
Principal uses.
(a)
Church.
(b)
Communications antenna mounted on an existing building or on an existing public utility storage or transmission structure, subject to § 350-106.
(c)
Essential services.
(f)
Passive recreation.
(g)
Public buildings.
(h)
Schools, public or private, excluding postsecondary.
(i)
Single-family dwellings.
B.
Conditional uses.
(1)
Principal uses.
(a)
Active recreation, low-impact, subject to § 350-93A(1).
(2)
Accessory uses: none.
C.
Uses by special exception.
(1)
Principal uses.
(a)
Day-care center or preschool facility in a church or school, subject to § 350-93A(16).
(b)
Public utility building or structure, subject to § 350-93A(36).
(2)
Accessory uses.
(a)
Family day-care home, subject to § 350-93A(18).
(b)
Home occupation, subject to § 350-93A(24).
In the R-2 Suburban Residential District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XV.
C.
Maximum impervious surface coverage: 30%.
D.
Minimum front yard: 30 feet.
I.
Maximum height:
(1)
All principal structures: 2 1/2 stories, but no more than 35
feet. [NOTE: Height of single-family dwelling or two-family dwelling
may be increased by up to 10 additional feet, provided side and rear
setbacks are increased by the same number of feet.]
(2)
All accessory structures: one story, but no more than 15 feet.
