This district allows all uses permitted in R Districts and some special use that may approach that of business. This district acts as a transition zone between R and B Districts.
A. 
All uses permitted in R Districts.
B. 
Multifamily dwellings, tourist homes, lodging and boardinghouses.
C. 
Municipal building, lodge, club, church, school, hospital, bank, mortuary, medical center, rest home, business or professional office, philanthropic and eleemosynary institution or use.

Public utility or public service uses or public buildings other than those expressly listed as a permitted use.

Adult use or entertainment establishments.
A. 
Building height limit: three stories, but not exceeding 40 feet.
B. 
Yards required. The following minimum depths and widths shall be provided:
(1) 
Front yard depth: 25 feet measured from the street right-of-way, or in line with existing structures.
(2) 
Side yard width: each side shall be 1/3 the height of the building.
(3) 
Rear yard depth: equal to the height of the building.
C. 
Distance between buildings on same plot. No principal building shall be closer to any other principal building than the average of the height of the two buildings.
D. 
Automobile storage and parking spaces. Parking shall be provided for commercial and office uses which are permitted uses, as determined by the Planning Commission after due consideration of available public and private spaces in the immediate vicinity and the scope and nature of the proposed commercial or office use. Parking for all uses which are permitted by special permit shall be provided as determined by the Village Board of Trustees after a public hearing.
