A.
The purpose of this article is to establish and define the improvements
which will be required to be constructed by the applicant as conditions
for final development plan approval.
B.
All construction shall be completed in accordance with the specific
conditions of the commitment and the accepted drawings and specifications,
and in the manner acceptable to the Town Council, Town Engineer, Planning
and Zoning Commission, and other applicable officials.
When changes from the accepted drawings and specifications become
necessary during construction, written acceptance by the Town Council,
with the advice of the Town Engineer, shall be secured before the
execution of such changes.
A.
The construction of streets as shown upon the development plan shall
in every respect conform to such requirements as the Town Council
may by resolution require for the construction of streets in the Town,
whether the streets are to be public or retained in private ownership.
These requirements shall be known as the "Chesapeake Beach Specifications
and Design Standards for Streets, Roads and Improvements" and are
hereby incorporated as part of these regulations.[1]

The owner shall construct stormwater drainage facilities in
order to prevent erosion, flooding, and other hazards to life and
property.
Every mobile home park shall be provided with a community water
supply and distribution system and appropriately spaced fire hydrants.
The source of supply shall be the Town water system, if available.
The distribution system shall conform to such requirements as the
Town Council may require for the construction of a water distribution
system, whether said system is to be dedicated to public use or retained
in private ownership.
Every mobile home park shall be provided with a complete sanitary
sewerage system connected to the Town system. Such sanitary sewerage
system shall be provided and constructed in accordance with the Chesapeake
Beach Specifications and Design Standards for Streets, Roads, and
Improvements (Appendix A),[1] whether the system is to be dedicated to public use or
retained in private ownership.

All sidewalks shall be provided and constructed in accordance
with the Chesapeake Beach Specifications and Design Standards for
Streets, Roads and Improvements (Appendix A).[1]

Grading shall conform in all respects to the final development
plan and the requirements and standards of the Chesapeake Beach Specifications
and Design Standards for Streets, Roads, and Improvements (Appendix
A[1]).

Utility improvement and service standards shall meet the minimum
standards specified in Appendix B of this chapter,[1] except where the standards provided elsewhere in this
chapter are greater or more restrictive.

Mobile home lots shall be marked and mobile home stands shall
be constructed in accordance with the Chesapeake Beach Specifications
and Design Standards for Streets, Roads, and Improvements (Appendix

Off-street parking shall be provided and constructed in accordance
