For the purposes of this chapter, the Village of Liverpool is divided into the following zoning districts:
R-1
Single-Family Residential District
R-2
Two-Family Residential District
R-3
Multiple-Family Residential District
B-1
Lakeside Business District
B-2
Village Center Business District
B-3
Oswego Street Business District
B-4
General Business District
LI-BP
Limited Industrial Business Park
OL
Open Land District
PUD
Planned Unit Development Overlay districts
FMD
Floodplain Management District
Overlay districts are established at the discretion of the Board of Trustees. Land areas so designated are subject to the district regulations of the districts upon which they are superimposed in addition to the applicable overlay district regulations provided herein.
The location and boundaries of each zoning district are shown on the map entitled "Village of Liverpool Official Zoning Map," certified by the Village Clerk, which accompanies and is hereby declared to be a part of this chapter.[1]

When uncertainty exists with respect to the boundaries of any district as shown on the Zoning Map, the following rules shall apply:
A. 
Boundaries indicated as approximately following the center lines of streets or highways shall be construed to follow such center lines.
B. 
Boundaries indicated as approximately following platted lot lines shall be construed as following such lot lines.
C. 
Boundaries indicated as following shorelines of streams and lakes shall be construed to follow such shorelines and, in the event of change in the shoreline, shall be construed as moving with the actual shoreline.
D. 
Boundaries indicated as approximately following the corporate boundaries of the Village of Liverpool shall be construed as following such corporate boundaries.
E. 
Boundaries indicated as parallel to, or extensions of, features indicated in Subsections A through C shall be so construed. Distances not specifically indicated on the Zoning Map shall be determined by the scale of the map.
F. 
Where a district boundary line divides a lot existing at the time of adoption of this chapter, the regulations of § 380-106A shall apply.
All areas hereinafter annexed to the Village of Liverpool shall automatically be classified R-1, absent contrary action by the Village Board of Trustees.
