The purpose of the R-1 Single-Family Residential District, as
supported by the vision, goals and objectives of the Village of Liverpool
Comprehensive Plan 2025,[1] is to promote and preserve the integrity and character
of the R-1 District as a single-family residential neighborhood. The
character of the R-1 District is exemplified by its historic homes
located under shady groves of mature street trees that offer a parklike
neighborhood setting. New infill or rehabilitation of existing homes
should be compatible in scale and appearance with and complement existing
homes in the same neighborhood. Residential and nonresidential uses
should exemplify the peace and quiet of our traditional, walkable,
friendly neighborhoods and be interconnected by a well-maintained
system of sidewalks that enhance the traditional Village character
of this area.

Uses permitted in R-1 Single-Family Residential District shall
be as follows:
Uses permitted upon issuance of a special permit, subject to Article XIV, shall be as follows:
A.
Home occupations.
B.
Schools.
C.
Religious facilities.
D.
Utility structures.
E.
Family day-care home, subject to the day-care provider notifying,
in writing, the Village of Liverpool Police Department, the Liverpool
Fire Department and Onondaga County 911 of the existence of the family
day-care home prior to commencing operation of the family day-care
home.
F.
Day-care facilities accessory to school or religious facilities.
G.
Care homes.
H.
Bed-and-breakfast.
K.
An accessory structure to a dwelling unit which exceeds 150 square
feet in building area.
Uses prohibited shall be all other uses not enumerated above.
Residential lot and structure requirements shall be as follows:

Accessory structures:
(1)
Front yard setback: 40 feet.
(2)
Side yard setback, each side: five feet.
(3)
Rear yard setback: five feet.
(4)
Maximum height: 15 feet. (Exceptions may be made by Planning Board
for historic or related structures such as willow barns.)

Distance from principal building, minimum: 10 feet.
(6)
Maximum size (building area): 150 square feet.
