This Township hereby elects to administer and enforce the provisions of the Pennsylvania Construction Code Act, Act 45 of 1999, 35 P.S. §§ 7210.101 — 7210.1103, as amended from time to time, and its regulations.

1. 
The Uniform Construction Code, contained in 34 Pa. Code, Chapters 401 — 405, as amended from time to time, is hereby adopted and incorporated herein by reference as the Municipal Building Code of this Township. Consistent with the Uniform Construction Code, building permits shall be required for, but not limited to, the constructing, enlarging, altering, removing, or demolishing of:
A. 
Residential homes or dwellings;
B. 
Accessory buildings over 1,000 square feet;
C. 
All covered decks and any deck that is 30 inches or more above grade;
D. 
Aboveground pools over two feet deep and all in-ground pools;
E. 
Hot tubs;
F. 
Interior and exterior alterations to a residential or commercial structure, which include any type of structural, electrical, plumbing, mechanical or accessibility work;
G. 
Attached garages, carports and sunrooms and detached garages, carports and sunrooms that are over 1,000 square feet;
H. 
Patio enclosures, carports, or sunrooms;
I. 
Indoor sprinkler systems;
J. 
Replacement windows, if such replacement window is larger than the existing opening;
K. 
Underground storage tanks, installation or removal;
L. 
Underground storage tanks;
M. 
Temporary structures which are constructed to be used for human occupancy or support; and
N. 
The demolition of any structure.

The following permits are also required by the Township:
A. 
Electrical permits shall be required for the new construction or initial installation of certain items, including, but not limited to:
(1) 
Service or panel boxes;
(2) 
Pool pumps;
(3) 
Electrical signs;
(4) 
Motors, heaters, attic fans;
(5) 
Spas;
(6) 
Ranges;
(7) 
Switches, receptacles and lights;
(8) 
Smoke detectors.
B. 
Plumbing permits shall be required for all new plumbing, water or sewer connections and placement of fixtures associated with any appliance or system, such as:
(1) 
Dishwashing machines;
(2) 
Clothes-washing machines;
(3) 
Sump pumps;
(4) 
Sinks, tubs and showers;
(5) 
Water heaters; and
(6) 
Floor drains and water closets.
C. 
Mechanical permits shall be required for all types of electrical HVAC systems, including, but not limited to:
(1) 
Gas, geothermal and solar heating and cooling systems;
(2) 
Wood stoves;
(3) 
Radon systems;
(4) 
Ventilation and exhaust hoods;
(5) 
Clothes dryer venting;
(6) 
Gas fireplaces; and
(7) 
Solar systems.
D. 
Use and occupancy permits shall be required for all buildings.

A Board of Appeals consisting of five members is hereby established to hear appeals pursuant to the terms and provisions of the Uniform Construction Code. Each member shall hold office at the pleasure of the Board of Commissioners.
