A building may be erected or used, and a lot may be used or
occupied, for any of the following purposes, and no other:
1.Â
Any use permitted in the R-A Residence District, except that special
exception uses and agricultural or farm uses are specifically not
permitted.
2.Â
Motel served by a public sewer.
3.Â
Retail store; restaurant when authorized by the Zoning Hearing Board as a special exception in accordance with §§ 27-1408 and 27-1416; office, agency or studio; bank; personal service shop; craftsmen's shop such as carpenter, cabinet maker, furniture upholstery shop, electric shop, plumbing, paint store, paper hanger, dry cleaning agency.
4.Â
Bakery, confectionary, or custom shop for the production of articles
to be sold at retail on the premises.
5.Â
Private school, hospital, club, lodge, medical center or convalescent
home.
6.Â
Hand or automatic self-service laundry.
7.Â
Newspaper publishing; job printing establishment.
8.Â
Telephone central office, utility line, electric or gas substation.
9.Â
Any use of the same general character as any of the above permitted uses provided that no use which is noxious or hazardous shall be permitted, except in accordance with § 27-1408.
10.Â
Outside storage of any material or finished products is not permitted.
11.Â
Accessory use on the same lot with and customarily incidental to
any of the above permitted uses in accordance with the provisions
of the applicable ordinances of West Norriton Township.

1.Â
Lot Area and Width. A lot area of not less 17,000 square feet per family shall be provided for every building hereafter erected or used in whole or in part as a dwelling, subject to the provisions of § 27-1402. Each lot used exclusively for dwelling purposes shall have a lot width at the building line of not less than 85 feet. In the case of a commercial or other building no part of which is used as a dwelling, a sufficient lot area shall be provided to assure adequate sewage disposal.

Building Area.
A.Â
No more than 70% of the area of any lot may be occupied by buildings, subject to the provisions of Subsection 2B of this § 27-902.
B.Â
In case of a building used in whole or in part for residence purposes, not more than 35% of the lot area may be occupied by buildings, provided that in the case of a building of which the first floor is used principally for business or other nonresidence purposes and no portion of the first floor is used for sleeping purposes, the building area shall be computed on the level of the window sills of the second floor, subject to the provisions of Subsection 2A of this § 27-902.

Front Yard. There shall be a front yard on each street on which a
lot abuts which shall be not less than 40 feet in depth, provided
that the front yard on the long side of a corner lot may be reduced
to a depth of not less than 20 feet. The front yard of a proposed
building in an L-C Limited Commercial District may be decreased in
depth to the average alignment of existing buildings within 100 feet
on each side of the proposed building, and within the same block,
if such alignment of existing buildings is less than the front yard
requirement for the district.

Side Yards.
A.Â
For every building used exclusively for residence purposes, the side yard regulations prescribed for R-2 Residence Districts, § 27-502 shall apply.
B.Â
For every building used exclusively for L-C Limited Commercial purposes,
there shall be two side yards on each lot, neither of which shall
be less than 10 feet in width.
C.Â
In the case of a building used partly as a dwelling, each habitable room shall have one or more windows which open directly on a yard of the required width, on a street, or upon a court or other public open space, in accordance with the requirements of the Building Code in Chapter 4 of this Code.
5.Â
Rear Yards. There shall be a rear yard on each lot which shall not
be less than 25 feet in depth.
A.Â
Buffer Area. When a limited commercial area adjoins any residential
area a buffer area of at least 40 feet shall be provided adjacent
to the zoning boundary. The buffer area shall be used for no purpose
other than planting and screening, and shall be planted and screened
according to a plan to be submitted to the Building Inspector or Board
of Commissioners for approval.

No building shall exceed 35 feet in height.
