The following uses are permitted in the R-2 District:
C.
Cluster developments of one-family detached dwellings, subject to
the following provisions:
(1)
All lots shall have a minimum area of 8,000 square feet each.
(2)
The maximum number of lots per gross acre shall not exceed 2.9.
(3)
Interior lots shall not have a minimum width, but a minimum side
yard of seven feet on one side and a total minimum of 15 feet for
both side yards shall be required.
(4)
Corner lots shall have a minimum side yard of eight feet on one side
and a total minimum of 20 feet for both side yards.
(5)
The land to be subdivided shall involve the creation of not less
than 100 lots.
The following accessory uses are permitted in the R-2 District:
As specified in the schedule, § 370-7 of this chapter.
A.
Before a cluster development plan is approved, the applicant shall
have submitted to the Planning Board a set of detailed plans showing
lot and street arrangement, density patterns, site design, landscaping
and all other pertinent information. The Planning Board shall review
the plans in terms of conformance with the standards of this chapter
and the Township Master Plan before granting approval thereof. The
Planning Board shall, within 45 days after its receipt of such site
plans, approve or disapprove the proposed development with respect
to adequacy of planning and zoning standards. The absence of action
on the part of the Planning Board within and including the forty-five-day
period shall constitute approval of the site plan.
B.
Before a permit may be issued for a marina in the R-2 or R-3 Zone, the applicant shall have submitted to the Planning Board a set of site plans in conformance with § 370-12 of this chapter. The Planning Board shall review the plans in terms of conformance with the standards set forth below. No permit may be issued until such time as the Planning Board approves the plans.
(1)
The minimum lot area (land area only) shall be two acres.
(2)
The minimum street frontage shall be 200 feet.
(3)
There shall be a minimum setback of 50 feet from the street line
to any building on the lot.
(4)
Each side yard shall have a minimum depth of 25 feet.
(5)
The maximum percentage of the lot which may be covered by buildings
or structures shall be 30%.
(6)
Parking areas shall be located in the side yards but shall not be
closer than 25 feet to any street line or 10 feet to any property
line.
(7)
Driveways of not less than 12 feet in width for each lane of moving
traffic shall be used as a means of ingress or egress.
(8)
No driveway shall be located less than 100 feet from the intersection
of two public streets.
(9)
All parking areas, passageways, and driveways shall be surfaced with
a dustless, durable, all-weather pavement clearly marked for car spaces
and shall be adequately drained.
(10)
Trees and other natural features shall be retained in accordance with § 370-11C of this chapter.
(11)
A grass area, at least 10 feet in depth, shall be maintained
along the front of the property, except in driveway areas. This area
shall be measured from the back edge of the sidewalk or, if none exists,
from the curb or curbline.
(12)
Where such uses abut residential properties, adequate and attractive fences and such landscaping and buffering as described in § 370-74 of this chapter shall be provided.
(13)
One and one-half parking spaces shall be provided for each boat
the marina is capable of berthing in the water.
(14)
The water distance between the boat and the slip in which it
is to be berthed shall not be less than 1 1/2 feet for the smallest
boats and up to 2 1/2 feet for craft up to 75 feet in length.
(15)
The entrance to the harbor shall have a width between walks
and floats of not less than four times the beam of the largest boat
to be accommodated.
(16)
If a bulkhead wall is deemed necessary by the Planning Board
or the persons, firm or corporation constructing the marina, it shall
be constructed to meet the approval of the Township Engineer. The
Engineer shall submit in writing to the Planning Board the Township
Engineer's approval or disapproval of the proposed bulkhead wall within
30 days after receipt of such plans from the Planning Board.
(17)
The marina may provide fueling facilities as one of its features.
If the gasoline and diesel oil storage tanks are to be located onshore,
they shall be placed underground and may be filled by either trucks
or barges.
(18)
Fuel storage tanks shall have a minimum storage capacity of
2,000 gallons for gasoline and 1,000 gallons for diesel oil.
(19)
The marina may provide for the sale of boats, boating equipment,
accessories and parts and may also provide for the storage of boats
indoors and out of doors. No boats shall be stored out of doors closer
than 50 feet to the front lot line.
(20)
Boat repairs of a minor and emergency nature and normal maintenance
work may be performed within the marina.
(21)
All buildings to be constructed within the marina shall be so
located as to provide the greatest protection against damage by flooding.
(22)
Locker space may be provided for the storage of the equipment
of boat owners and may be rented by the season or daily.
(23)
The sale of food at the marina shall be permitted, provided
that it is in conformance with all the provisions of this chapter.
