The standards of this article shall apply to all subdivisions
and land developments within the area shown on the "Streetscape Enhancement
Plan for Chichester Avenue" dated November 13, 2003. (Refer to the
four eleven-inch-by-seventeen-inch plans in the Appendix.[1])

Chichester Avenue streetscape enhancements shall also be consistent with the plan referenced in § 505-68 and all applicable standards and requirements of the Pennsylvania Department of Transportation with respect to street widths, rights-of-way, drainage, crosswalks, signage, and the like. Crosswalks shall be constructed in accordance with the unit paver entry apron standards in § 505-74C(1) through (5) when approved by PennDOT and the Township Engineer.
C.
Building locations shall generally be in alignment with the predominant
setbacks found in Boothwyn, whereby new buildings are located closer
to the sidewalk and parking is located to the side or rear of buildings.
A.
Street trees shall be installed and maintained every 30 feet in the locations shown in the Streetscape Enhancement Plan for Chichester Avenue as per § 505-68.
B.
Street trees shall be a minimum of three inches to 3 1/2 inches
caliper.
C.
Street trees shall be one of the following types.
(1)
Red maple — Acer rubrum.
(2)
Willow oak — Quercus phellos.
(3)
Northern red oak — Quercus rubra.
(4)
London planetree — Platanus x acerifolia 'Bloodgood.'
(5)
Green ash (Marshall's Seedless) — Fraxinus pennsylvanica Marshall's
Seedless.
(6)
Japanese Zelkova — Zelkova serrata.
(7)
Littleleaf linden — Tilia cordata.
(8)
Lacebark elm — Ulmus parvifolia.
D.
Street trees shall be replaced if any tree shown in the Streetscape
Enhancement Plan for Chichester Avenue is damaged or destroyed or
dies.
A.
Sidewalks shall be installed and maintained as per the Streetscape
Enhancement Plan for Chichester Avenue.
B.
Sidewalks shall be a minimum of five feet in width.
C.
Sidewalks shall be made of concrete, and shall be scored in compliance with the Streetscape Enhancement Plan for Chichester Avenue as per § 505-68.
D.
Concrete sidewalks shall have a broom-finished center with smooth
troweled edges. The smooth troweled edges shall be two inches in width.
E.
Sidewalks shall also have unit pavers at selected intervals as per § 505-68. Such unit pavers shall be Hanover Precast Concrete with a Tudor finish (or approved equal) and shall be 12 inches by 12 inches size.
F.
Unit pavers shall be Quarry Red (or approved equal).
G.
Unit pavers shall be dry laid on a compacted aggregate base no less
than seven inches in depth. The aggregate base shall be composed of
no less than six inches of 2A modified aggregate and one inch of limestone
quarry screenings.
A.
Vertical curbs shall be placed and maintained along both sides of Chichester Avenue as per the Streetscape Enhancement Plan for Chichester Avenue as per § 505-68.
B.
Curbs shall be made of concrete, with an eight-inch vertical reveal.
C.
Curbs shall be depressed at approved curb cuts.
D.
Curbs shall be in compliance with ADA (the Americans With Disabilities
Act), at all street intersections, in order to promote universal access.
A.
Curb cuts shall be minimized to avoid traffic congestion along Chichester
Avenue.
B.
Wide existing curb cuts shall be narrowed, as shown in the Streetscape Enhancement Plan for Chichester Avenue as per § 505-68. However, in no case shall the width of the curb cut be less than 16 feet.
C.
Where curb cuts provide access to nonresidential land uses, a unit
paver entry apron shall be provided.
(1)
Unit paver entry aprons shall be constructed for the entire width
of the curb cut, and shall be no less than 8 1/2 feet measured
perpendicular from the width.
(2)
The unit paver entry apron shall be composed of Hanover Precast Concrete
Pavers with a Tudor finish (or approved equal) and shall be four inches
by eight inches in size.
(3)
Unit pavers shall be Quarry Red (or approved equal).
(4)
The primary field of the unit paver apron shall be laid in herringbone
pattern at a forty-five-degree angle to the street line and shall
be bounded by a perimeter header course eight inches in width.
(5)
Installation methods shall be approved by the Township Engineer.
D.
If any corner property has access from a side street, the curb cut
shall be on the side street in order to minimize curb cuts along Chichester
Avenue.
E.
If any property has access from an alley or other rear or side service
drive, the curb cut shall be made from such accessways, and not from
Chichester Avenue.
There shall be a grass strip/curb lawn with a minimum width of three feet located between the curb and the sidewalk as shown in the Streetscape Enhancement Plan for Chichester Avenue as per § 505-68.
All Chichester Avenue streetscape enhancements shall be in conformance with all other applicable sections of this chapter and with Chapter 600, Zoning.
