A.
All decisions are made as soon as possible after the close of the hearing. Not all hearings are concluded in one session. The Board has two weeks to finalize the decision and have it stamped by the Town Clerk.
B.
Law requires that decisions for special permits be stamped by the Town Clerk by 100 days after the close of the hearing. For variance, it is 100 days after receipt of the application.
After the decisions are stamped by the Town Clerk, there is an appeal period of 20 days from that date. If at the close of the appeal period, no appeals have been made, Town Clerk, upon request, will certify the decisions for recording at the Registry of Deeds, Dedham, Massachusetts. This is the responsibility of the applicant and all decisions are not valid until registered in Dedham.
Procedure for the Zoning Board of Appeals is mandated by MGL c. 40A and can be, as noted above, a lengthy procedure.
