Within the R-1 Residential Zone District, lands, buildings and/or structures shall be used and buildings and/or structures may be erected, altered or maintained only for the following uses.
A. 
One-family detached dwelling except a mobile home.
B. 
Two-family dwelling.
C. 
Municipal building or use.
D. 
Noncommercial park, playground or recreation area.
E. 
Public utility service buildings, structures or facilities serving the immediate neighborhood.
A. 
Private, noncommercial garage or carport for not more than two vehicles per dwelling served.
B. 
Private, noncommercial parking areas.
C. 
Private garden and similar outbuildings.
D. 
Signs and nameplates (see Article XV).
A. 
Place of worship and/or addition thereto under the same ownership; parish house, parsonage, convent or monastery for members of a religious order.
B. 
Community center when operated by and within, adjoining or attached to a church or operated by the municipality.
C. 
School, accredited by the commonwealth but not operated as a business or involving training employing machinery or as a home occupation.
D. 
Required parking for any conditional use shall occur on the same property as the use or on property within 200 feet in the same ownership under a lease arrangement of at least five years.
E. 
Public utility service buildings, structures or facilities serving an area greater than the immediate neighborhood.
F. 
Personal care facility.

Editor's Note: This ordinance also provided that: "Any personal care facility approved following the enactment of this ordinance shall comply with all present requirements of the Uniform Construction Code and the International Property Maintenance Code."
The maximum height of buildings and structures erected or enlarged in the R-1 District shall not exceed:
A. 
One- or two-family dwelling: 35 feet but not more than 2 1/2 stories.
B. 
Other principal permitted use: 45 feet.
C. 
Accessory use: 14 feet but not more than one story.
The minimum setback of a structure or building from an adjacent street or property line shall be as follows:
A. 
Front yard: 20 feet, except as may be permitted on partially developed streets (see Article XII, § 250-65E).
B. 
Side yards.
(1) 
Dwellings: two required, totaling 15 feet, neither less than five feet.
(2) 
Other principal permitted uses: two required, neither less than the height of the vertical wall of a structure nearest the side property line.
(3) 
Corner lots containing dwellings: two required, one not less than five feet and the other not less than the front yard setback on the street abutting the side yard or 10 feet, whichever is greater.
(4) 
Corner lots containing other principal permitted uses or conditional uses: two required, one not less than the height of the vertical wall of a structure nearest the side property line and the other abutting the street not less than the front yard setback on the street abutting the side yard or 10 feet, whichever is greater.
C. 
Rear yard.
(1) 
Dwellings: 30 feet.
(2) 
Other principal permitted uses: 30 feet or a distance not less than the height of the vertical wall of a structure nearest the rear property line, whichever is greater.
(3) 
Accessory buildings: 10 feet but not closer to a side property line than five feet. Exception: an accessory building in the rear yard that is less than or equal to 120 square feet shall require no setback.

A. 
Lot area: A lot area of not less than 2,500 square feet per family shall be provided on any lot containing a dwelling.
B. 
Minimum lot width: 25 feet at the front setback line for dwellings; 50 feet for all other principal permitted uses.
C. 
Coverage: Not more than 40% of the area of any lot may be occupied by buildings or structures.

No more than one principal permitted use building containing dwellings shall be permitted on a lot.
