Within the R-3 Residential Zone District, lands, buildings and/or
structures shall be used and buildings and/or structures may be erected,
altered or maintained only for the following permitted uses.
A.Â
One-family detached dwelling except a mobile home.
B.Â
Two-, three- or four-family dwelling building.
C.Â
Townhouse group of not more than eight attached dwelling units.
D.Â
Garden apartment building.
E.Â
Noncommercial park, playground or recreational area.
F.Â
Public utility service buildings, structures or facilities serving
the immediate neighborhood.
A.Â
Place of worship and/or addition thereto, including, under the same
ownership, parish house, parsonage, convent or monastery for members
of a religious order.
B.Â
Community center when operated by and within, adjoining or attached
to a church, or operated by the municipality.
C.Â
School accredited by the commonwealth but not operated as a business
or involving vocational training employing machinery or as a home
occupation.
D.Â
Required parking for any conditional use shall occur on the same
property as the use or on property within 200 feet in the same ownership
or under a lease arrangement of at least five years.
E.Â
Public utility service buildings, structures or facilities serving
an area greater than the immediate neighborhood.
The maximum height of buildings and structures erected or enlarged
in the R-3 District shall not exceed:
The minimum setback of a structure or building from an adjacent
street or property line shall be as follows:
A.Â
Front yard: 20 feet, except as may be permitted on partially developed streets (see Article XII, § 250-65E).
B.Â
Side yards.
(1)Â
One-, two-, three- or four-family dwelling: two required, totaling
15 feet, neither less than five feet.
(2)Â
Townhouse group or garden apartment: two required, totaling 25 feet,
neither less than 10 feet.
(3)Â
Other principal permitted uses: two required, neither less than the
height of the vertical wall of a structure nearest the side property
line.
(4)Â
Corner lot containing one-, two-, three- or four-family dwelling:
two required, one not less than five feet and the other abutting the
street not less than the front yard setback on the street abutting
the side yard or 10 feet, whichever is greater.
(5)Â
Corner lots containing townhouse groups or garden apartments: two
required, one not less than 10 feet and the other not less than the
front yard setback on the street abutting the side yard or 15 feet,
whichever is greater.
(6)Â
Corner lots containing other principal permitted uses: two required,
one not less than the height of the vertical wall of a structure nearest
the side property line and the other not less than the front yard
setback on the street abutting the side yard.
C.Â
Rear yard.
(1)Â
Dwelling buildings: 30 feet.
(2)Â
Other principal permitted uses: 30 feet or a distance not less than
the height of the vertical wall of a structure nearest the rear property
line, whichever is greater.
(3)Â
Accessory buildings: 10 feet but not closer to a side property line
than the distance established for side yards in the zone district.
Exception: an accessory building in the rear yard that is less than
or equal to 120 square feet shall require no setback.

A.Â
Lot area.
(1)Â
One-, two-, three- and four-family dwellings: A lot area of not less
than 2,000 square feet per family shall be provided on any lot containing
such dwelling structures.
(2)Â
Townhouse groups: A lot area of not less than 2,000 square feet per
family shall be provided on any lot containing a townhouse group,
and the minimum lot size for any townhouse group lot shall be 8,000
square feet.
(3)Â
Garden apartments: A lot area of not less than 1,000 square feet
per family shall be provided on any lot containing a garden apartment,
and the minimum lot size for any garden apartment lot shall be 12,000
square feet.
B.Â
Minimum lot width.
(1)Â
One-, two-, three- and four-family dwelling buildings: 25 feet.
(2)Â
Townhouse groups: 60 feet, except that individual townhouse lots,
each abutting a public street, may be not less than 18 feet wide from
center to center of party walls.
(3)Â
Garden apartments: 80 feet.
(4)Â
All other principal permitted uses: 80 feet.
C.Â
Coverage: Not more than 40% of the area of any lot may be covered
by buildings or structures.
No more than one building containing dwellings shall be permitted
on a lot except in the case of a group of townhouses or garden apartment
dwelling buildings. The following standards shall apply:
A.Â
Buildings shall be not closer to one another within the lot than
the height of the taller building.
B.Â
Subsequent division of the property shall not be permitted unless
such division will provide minimum lot widths and yard requirements
of the R-3 Zone District for single-family dwellings on each lot created.
