Within the Public and Private Recreation District, land, buildings and/or structures may be used and buildings and/or structures may be erected, altered and maintained for only the following uses.
A. 
Private clubs without living accommodations, except for a caretaker family.
B. 
Private and public recreational facilities.
C. 
Parking lots to serve uses in the district.
A. 
Private garages and parking areas.
B. 
Private and community swimming pools.
C. 
Apartment for one caretaker family within a private club.
D. 
Incidental retail sales of supplies in connection with normal operation of a recreation facility.
E. 
Signs (see Article XV).
A. 
Single- or multifamily dwelling.

B. 
Private club with apartments to accommodate members, provided such apartments are on the second or second and third floors of such club and do not exceed in number the property area in square feet occupied by the club building divided by 1,500.
No building or structure erected or enlarged in the Public and Private Recreation District shall exceed in height 35 feet or 2 1/2 stories. Accessory buildings or structures shall not exceed 14 feet in height or one story.
The minimum setback of a structure or building from an adjacent street or property line shall be as follows:
A. 
Front yard: 20 feet.
B. 
Side yards: two required, each 15 feet; or 20 feet when the side yard abuts a street.
C. 
Rear yard: 30 feet.
A. 
Lot area. Each lot created in the Public and Private Recreation Zone District shall be at least 6,000 square feet in area.
B. 
Lot width. Each lot shall have at least 50 feet of frontage on a public street.
C. 
Lot coverage. Not more than 40% of the area of each lot shall be occupied by buildings or structures.
