A. 
The purpose of Business Zone B-1 shall be to create a zoning district for business, office, service and professional uses serving the neighborhood in which they are located.
B. 
Within this zone, no lot or building shall be used and no building shall be erected or altered to be used in whole or in part unless it complies with the schedule of Article III and the following regulations.

The following uses shall be permitted in Business Zone B-1:
A. 
Retail and business uses of and similar to the following:
(1) 
Groceries, food stores and bakeries.
(2) 
Drugstores and pharmacies.
(3) 
Newspaper, periodical, stationery and tobacco stores.
(4) 
Banks.
(5) 
Funeral homes.
(6) 
Restaurants.
(7) 
Clothing and shoe stores.
B. 
Service uses of and similar to the following:
(1) 
Barber and beauty shops.
(2) 
Tailor shops, dressmakers and shoe repair.
(3) 
Dry cleaners and laundries.
(4) 
Radio and television service.
C. 
Office and professional uses.
D. 
Public and institutional uses of and similar to the following:
(1) 
Schools, day-care centers and related uses.
(2) 
Public parks and government buildings.
(3) 
Churches, synagogues, parish houses, convents and related uses.
(4) 
Clubs and lodges organized for fraternal or social purposes.

Any sale of alcoholic beverage as defined in § 69-2 shall not occur within 1,000 feet of a school, church, community house, children's playground or amusement area. Distance shall be determined by measuring, in a straight line, the closest points between the conditional use and the heretofore mentioned use or the actual walking distance, whichever is greater.

Although it should be understood that any use not complying with the above is prohibited, the following uses and activities are specifically prohibited:
A. 
Automobile and truck sales and commercial parking lots.
B. 
Automobile repair and service stations and auto painting.
C. 
Wholesale, storage and warehouse facilities.
D. 
Junkyards.
E. 
Motels and hotels.
F. 
Gasoline stations.
G. 
Adult businesses.

Any construction, alteration, modification or change in the use of a building, structure or lot shall conform to the regulations in the Borough's Construction Code and shall be subject to the review procedures in the Borough's Development Review and Land Use Procedures Ordinance.[1]
