Borough of Lindenwold, NJ Article III Grading Plan and Inspection

§ 105-14 Conditions for issuing certificates of occupancy.

Any development projects within the Borough which involve grading or disturbing of surface dirt of more than 500 square feet shall require a review of the proposed plan and an inspection prior to and as a condition of the issuance of a certificate of occupancy.

§ 105-15 Designation of official to perform reviews and inspections.

Such reviews and inspections shall be performed by the Borough Engineer or other such official as designated by Council.

§ 105-16 Posting of escrow amounts with Borough.

Prior to the review or scheduling of the inspections, the developer shall post with the Borough an escrow amount to cover the costs of the inspection. The escrow amounts shall be managed in accordance with the Municipal Land Use Law.[1]

§ 105-17 Escrow amounts for certain work. [1]

The following work will require the escrow amount as provided in Chapter 150, Fees, Article I, Fee Schedule, § 150-3.

A. Individual lot (not part of a subdivision) plan review.

B. Individual lot (part of a subdivision) plan review.

C. Grading and lot stabilization inspection.

D. Grading and lot stabilization sidewalk and driveway apron.

§ 105-18 Restriction.

No work shall be permitted on any activities covered by this article until such time as a review of the plans is conducted and an approval of the plans issued by the reviewing official.

§ 105-19 Checklist.

A checklist will be provided by the Borough Engineer.
