The purpose of this district is to provide sufficient space for automobile-oriented merchandising, including the provision of off-street parking spaces and safe circulation of pedestrian and motor traffic within the district and adjoining areas. Techniques such as marginal access roads, joint access to thoroughfares and flexible placement of structures to promote an orderly and safe environment shall be encouraged.
In the C-2 Commercial District, land, buildings or premises shall be used by right only for one or more of the following:
A. 
All uses permitted in the C-1 District.
B. 
Hotel, motel or inn, and related facilities when on a lot of two acres minimum.
C. 
Convenience store.
D. 
Fast-food or drive-in restaurant.
E. 
Gas or automobile service station.
F. 
Beverage distributor.
G. 
Car wash.
H. 
Motor vehicle sales and service agency.
The following uses shall be permitted as special exceptions when authorized by the Zoning Hearing Board. All special exceptions are subject to Articles XVIII and XIX of this chapter, as well as any specific conditions listed below in this section.
A. 
All uses permitted by special exception in the C-1 Commercial Districts.
B. 
Planned shopping center when located on a lot of five acres minimum, subject to the following conditions:
(1) 
Building coverage: 30% maximum.
(2) 
Building setback: 50 feet from a public street.
(3) 
Lot width at setback line: 200 feet minimum.
(4) 
Total development coverage: 75% maximum.
(5) 
Construction type: Buildings shall be constructed in an attached fashion in order to avoid small-scale, fragmented development.
(6) 
Landscaping: Any part of a site which is not covered by permitted and approved impervious surfaces shall be landscaped according to an overall plan. Maximum use of existing natural plantings shall be utilized.
(7) 
Parking and loading must be computed for each individual use within the shopping center, and the required spaces shall be the total of the requirement for each individual use, as specified in Article XII, Off-Street Parking and Loading, of this chapter.
C. 
Towers for any use, including but not limited to those required for the operation of CB radios, amateur or ham radios, portable and/or car phones, microwave dishes, satellite disks, etc.
The following are accessory uses:
A. 
Accessory use on the same lot and customarily incidental to and subordinate to any of the above permitted uses.
B. 
Storage within a completely enclosed building in conjunction with a permitted use.
The following regulations shall be observed:
A. 
Lot area: 1,500 square feet minimum.
B. 
Frontage: 50 feet minimum.
C. 
Setback: 10 feet from all property lines minimum, with the exception that no building shall be constructed closer to the street right-of-way line than the average setbacks of the existing structures along the same block frontage.
D. 
Building height: 35 feet maximum.
E. 
Total net floor area: not less than 0.75 of the area of the lot on which the building is situated.
F. 
Building coverage: 40% maximum.
G. 
Total improvement coverage: 80% maximum.
A. 
All off-street parking shall be restricted to the rear yards or on lots within 300 feet of the structure served by the parking and shall be subject to the requirements of Article XII of this chapter.
B. 
Where properties in this district abut a residential district, a buffer shall be provided on the commercial property, between such property and the abutting residential property. Such buffer area shall be at least eight feet in depth and shall be provided as described in Article II of this chapter.
