Definitions. As used in this article, the following terms shall have the meanings indicated:
- PERSON AUTHORIZED TO MAKE THE SALE
- The person designated pursuant to the Maryland Rules to sell residential property subject to foreclosure.
- RESIDENTIAL PROPERTY
- Real property improved by four or fewer single-family dwelling units that are designed principally and are intended for human habitation.
Notice of filing. Within five calendar days after the filing of an order to docket, or a complaint to foreclose, a mortgage or deed of trust on a residential property located in the Town, the person authorized to make the sale shall give written notice of the filing to the Town. The said notice, which shall be directed to the Town Clerk, shall include:
The street address and tax account number of the residential property subject to the foreclosure action;
The names and addresses, if known, of all owners of the residential property subject to the foreclosure action;
The name, address and telephone number of the person authorized to make the sale; and
The name, address and telephone number of any person authorized to manage and maintain the residential property prior to the sale of the residential property.
Violation. Failure to provide the notice required by this section shall constitute a municipal infraction, and is subject to a fine of $50 for each offense, and each day a violation continues shall constitute a separate offense.
