Town of Lowville, NY Article XI Major Subdivision Final Application Requirements

§ 240-59 Final plat application requirements.

Final plat applications shall contain the following:

A. Ten copies of the application form.

B. A nonrefundable application fee.

C. Copies of agreements or other documents showing the manner in which public open space areas are to be maintained and the provisions made therefor.

D. All offers of cession and covenants governing the maintenance of unceded open space shall bear the certificate of approval of the Town Attorney as to their legal sufficiency.

E. A map indicating the location of monuments marking all underground utilities as actually installed.

F. Ten copies of the plat prepared at a scale of not more than 100 feet to the inch, including all plat requirements specified in § 240-60 below.

§ 240-60 Final plat requirements.

The final plat shall be prepared and drawn in conformity with Appendix A of this chapter[1] and show:

A. Sufficient data from an actual field survey to determine readily the location, bearing and length of every road line, lot line and boundary line and to reproduce such lines upon the ground.

B. The length and bearing of all straight lines, radii, length of curves and central angles of all curves and cord bearings shall be given for each road; and all dimensions and angles of the lines of each lot; and all dimensions in feet and decimals of a foot.

C. Road lines, pedestrianways, lots, reservations, easements and areas to be dedicated to public use.

D. The locations of all zoning front, side and rear yard lines; zoning district lines and the names of all applicable zones; floodplains; wetlands; and easements.

E. Public open spaces for which deeds are included and those spaces title to which is reserved by the developer.

F. Lots and blocks numbered and lettered in alphabetical order in accordance with the prevailing Town practice.

G. Permanent reference monuments.

H. The words "final plat."

I. Any other specifications required by the Planning Board.

§ 240-61 Plat to be filed.

The plat to be filed with the County Clerk shall be printed upon linen or acceptable equal or be clearly drawn in India ink upon tracing cloth and shall comply with the requirements of Real Property Law § 334.

§ 240-62 Waiver of submission requirements.

The Planning Board may waive any of the submission requirements above where it deems that the information is either not applicable or necessary for a particular review.
