The purpose of this chapter shall be to encourage the most appropriate
use of land throughout the municipality; to conserve and stabilize
the value of property; to prevent the overcrowding of lands and buildings;
to avoid undue congestion in the streets; to ensure safety from fire
and other dangers; to facilitate adequate provisions for community
utilities and facilities, such as transportation, water, sewerage,
schools, parks and other public requirements; to provide adequate
open spaces for light and air; to promote the health, safety, morals
and general welfare; and to accomplish such other projects and purposes
of zoning as are now and may be hereinafter set forth in enabling
legislation.

For these purposes, this chapter designates, regulates and restricts
the use of buildings, structures and land for agriculture, residence,
commerce, trade or other purposes; regulates the height, number of
stories and size of buildings or other structures hereinafter erected
or altered; regulates and determines the size of yards and other open
spaces; and regulates and limits the density of population. In order
to effect these purposes, this chapter divides the Township into zones
and districts of such number, shape and area as may be deemed best
to carry out the purposes of this chapter.
