Design requirements and regulations. 

The purposes of the Appalachian Trail Overlay District are to preserve the Appalachian Trail, its intended use and value and to protect the Appalachian Trail by minimizing uses that conflict with its use and value through design standards and requirements that minimize adverse impacts on it arising from the use and development of property abutting it within the Borough.

Permitted uses are as follows:

A. 

Uses permitted in the underlying district.

B. 

Uses which, in the opinion of the Zoning Officer based on recommendations from the Planning Commission, are of the same general character as those permitted in the underlying district and are expressly determined to not conflict with the purposes of the AT District.

A. 

The applicable design requirements and regulations shall be those found in the underlying district, except as modified by Subsection B of this section.

B. 

Supplemental requirements and regulations.

(1) 

To the maximum extent possible, buildings shall be oriented so that the front of the building faces the Appalachian Trail.

(2) 

To the maximum extent possible, principal buildings shall be sited on the lot in the area nearest the Appalachian Trail. Accessory buildings and structures shall be placed to the rear of principal buildings. This requirement shall not apply in the event that the front of existing principal buildings on either side of the proposed principal building are oriented away from the Appalachian Trail.
