The R-1 Low-Density Residential District is comprised of those
areas where single-family detached dwellings are predominant. This
district generally coincides with potential sewer and water utility
service areas; however, the actual availability of these services
is likely to occur at different times, in different areas. As a result,
permitted densities and design standards have been adjusted according
to the availability of these public utilities.

Single-family detached dwellings.
2.
Municipal buildings and facilities.
3.
Public utility and communication uses where operation requirements
necessitate locating within the district.
4.
No-impact home occupations.
5.
Short-term lodging accommodations not to exceed six transient occupants
in accordance with § 1332.

Rooming units not to exceed three rooms which may house a maximum
of three individuals.

The following special exceptions may be permitted by the Zoning
Hearing Board, following review and comment by the Planning Commission,
pursuant to standards and criteria as set forth in the supplemental
regulations, Part 13, and the conditional use regulations, Part 14:

The following conditional uses may be permitted by Borough Council,
following review and comment by the Planning Commission, pursuant
to standards and criteria as set forth in the supplemental regulations,
Part 13, and the conditional use regulations, Part 15:
A.
Group homes for not more than three individuals, including staff
and supervisory personnel.
B.
College-related uses, to include educational, visitor residential
(defined as a person residing in a structure on a temporary basis
while a visitor at or guest of the college for a period of time not
to exceed 30 consecutive days in any ninety-day period), administrative
or institutional support services, offices and headquarters.

An accessory structure or use on the same lot which is customarily
incidental to a permitted principal use is permitted, with the exception
of a home occupation. Each accessory use shall comply with the provisions
contained in the supplemental regulations.

The height of a building shall not exceed 35 feet.

Lot area, lot width and impervious coverage requirements of
not less than the following dimensions shall be provided for each
structure or use hereafter erected, established or altered for any
use permitted within this district:
