A certain document, one (1) copy of which is on file in the office of the City Clerk of City of Republic, Missouri, being marked and designated as the International Building Code, 2012 Edition, including Appendix Chapters C, F, G, H, I, and K, as published by the International Code Council, be and is hereby adopted as the Building Code of the City of Republic in the State of Missouri for regulating and governing the conditions and maintenance of all property, buildings and structures; by providing the standards for supplied utilities and facilities and other physical things and conditions essential to ensure that structures are safe, sanitary and fit for occupation and use; and the condemnation of buildings and structures unfit for human occupancy and use and the demolition of such structures as herein provided; providing for the issuance of permits and collection of fees therefore; and each and all of the regulations, provisions, penalties, conditions and terms of said Building Code on file in the office of the City Clerk are hereby referred to, adopted, and made a part hereof, as if fully set out in this legislation, with the additions, insertions, deletions and changes, if any, prescribed in Subsection (A) of this Section.

A certain document, one (1) copy of which is on file in the office of the City Clerk of City of Republic, Missouri, being marked and designated as the International Residential Code, 2012 Edition, including Appendix Chapters A, B, C, D, E, G, H, J, K, N, O, and Q as published by the International Code Council, be and is hereby adopted as the Residential Code of the City of Republic, in the State of Missouri, for regulating and governing the construction, alteration, movement, enlargement, replacement, repair, equipment, location, removal and demolition of detached one- and two-family dwellings and multiple single-family dwellings (town houses) not more than three (3) stories in height with separate means of egress as herein provided; providing for the issuance of permits and collection of fees therefor; and each and all of the regulations, provisions, penalties, conditions and terms of said Residential Code on file in the office of the City Clerk are hereby referred to, adopted, and made a part hereof, as if fully set out in this Section, with the additions, insertions, deletions and changes, if any, prescribed in Subsections (A) and (B) of this Section.

B. 
Based on Missouri State Senate Bill No. 108, a builder of single-family one- or two-family dwellings or residences or multi-unit dwellings of four (4) or fewer unit town houses shall offer to any purchaser on or before the time of entering into the purchase contract the option, at the purchaser's cost, to install or equip fire sprinklers in the dwelling, residence, or unit town house. Notwithstanding any other provision of law to the contrary, no purchaser of such a single-family one- or two-family dwelling, residence, or multi-unit dwelling town house shall be denied the right to choose or decline to install a fire sprinkler system in such dwelling or residence town house being purchased by any code, ordinance, rule, regulation, order, or resolution by any County or other political subdivision. The following Sections are modified unless the purchaser of the dwelling opts to install a fire sprinkler system:

The Building Inspector shall be the officer charged with the administration and enforcement of the Building Code and this Chapter of the City's Code of Ordinances.

A. 
Any person violating the provisions of this Chapter or of any provision of any Building Code adopted by the City shall upon conviction be subject to a fine of not less than fifty dollars ($50.00) nor more than one thousand dollars ($1,000.00) or incarceration for a term not to exceed one hundred eighty (180) days, or both, at the discretion of the court. Each day that a violation continues after notice has been served shall be deemed the basis for a separate offense.
B. 
Any person who having been served with a notice to correct any violation described herein, and who within ten (10) days after service of said notice fails to correct the same, or who shall continue to violate any provision of the regulations made under authority of this Code after receiving notice thereof shall be subject to a civil penalty of up to five hundred dollars ($500.00) for each day such violation continues.
