In District "R-4," no building, structure, land or premises shall be used and no structure shall be hereafter erected, constructed, reconstructed or altered except those uses identified as "P" for permitted in the Land Use Table in Appendix A.[1] Additional conditions are listed below:
Housing of a single- or multi-family type for senior citizens and limited to a Planned District.

In District "R-4," the height of buildings, the minimum dimensions of lots and yards and the minimum lot area per family permitted on any lot shall be as follows:
A. 
Height. No maximum or minimum height required except as governed by yard requirements.
B. 
Front yards. Any building hereafter constructed shall provide for a front yard, the minimum depth of which shall be at least thirty (30) feet plus three (3) feet for each story in excess of four (4).
C. 
Side yards. There shall be a side yard on each side of the building equal to the height of the building wall adjacent to said yard, except that in no case shall the side yard be less than fifteen (15) feet.
D. 
Rear yards. The depth of the rear yard shall be at least thirty (30) feet for buildings up to four (4) stories and at least the height of the building for buildings in excess of four (4) stories.
E. 
Lot area per family. Every apartment complex and every senior citizens dwelling hereafter constructed shall provide a lot area per unit of not less than the following:
1. 
Four (4) bedroom unit 3,000 square feet
2. 
Three (3) bedroom unit 2,500 square feet
3. 
Two (2) bedroom unit 2,100 square feet
4. 
One (1) bedroom unit 1,650 square feet
F. 
The lot coverage shall not exceed sixty percent (60%).
