The RC — Residential Country Districts are composed of residential areas in the Township with limited public utility service systems where low density, single family residential development on relatively large lots has occurred or appears likely to occur. The regulations for these districts are designed to protect and stabilize these essential characteristics and promote and encourage a safe and healthful environment for family life. To these ends, development is restricted to conventional low density, single-family detached dwellings and related land uses.
Agriculture Uses:
1.
Agriculture in accordance with § 27-2001.
2.
Keeping of riding horses in accordance with § 27-2002.
Residential Uses:
3.
Conservation subdivisions in accordance with Part 17. This option is only permitted if public water and sewer is available.
4.
Group home in accordance with § 27-2004.
5.
Single family detached dwelling units.
Public/Utility Uses:
6.
Electric transmission and distribution facilities, including substations and public utility uses and facilities and excluding material and truck storage in accordance with § 27-2038.

Institutional Uses:
9.
Cemeteries and memorial gardens in accordance with § 27-2032.
10.
Churches and similar places of religious worship in accordance with § 27-2038.
Recreational Uses:

Public parks, recreational areas and greenways.

Recreation areas and structures operated by neighborhood organizations/associations or for the benefit or use of the surrounding neighborhood.
Accessory Uses:
13.
Customary accessory uses and buildings incidental to any permitted uses in accordance with Part 21, including:
A.
Accessory parking lots and structures.
B.
Private swimming pools, in accordance with § 27-2042.
C.
Private garages, playhouses, garden houses or green houses not used for commercial purposes.
D.
Professional and other home occupations, in accordance with § 27-2043.
E.
No-impact home-based business in accordance with § 27-2041.

The following uses shall be allowed subject to Part 26 herein. Accessory uses shall be allowed in accordance with § 27-502, Subsection 13.

Country clubs and golf courses in accordance with § 27-2021.

Public libraries and community activity buildings in accordance with § 27-2038.
3. 
Wireless communications facilities, in accordance with § 27-2039.

The following regulations shall apply:
A. 
Maximum residential density: one unit per acre.
B. 
Minimum lot area: one acre.
C. 
Minimum lot width: 150 feet.
D. 
Minimum setbacks: variations in principal building position and orientation should be considered; however, the following minimum standards shall apply:
(1) 
Front yard: 35 feet.
(2) 
Side yard: 20 feet.
(3) 
Rear yard: 35 feet.
E. 
Maximum impervious lot coverage: 40%.
2. 
Height regulations. Height of principal building shall not exceed 30 feet in accordance with § 27-2104.
3. 
Buffer yards for nonresidential structures: Buffer yards shall be required for any nonresidential structure when abutting a residential use or district in accordance with § 27-2106 Subsection 5.
Parcels with a portion(s) of the property in a Conservation Design Overlay District as shown on the Zoning Map of Susquehanna Township (Paxton Creek Corridor) and with access to public water and public sewer shall be developed as a conservation subdivision in accordance with Part 17, herein. If public sewer and water are not available to the parcel at time of development, the applicant shall make provisions for a permanent greenway easement on both sides of the Paxton Creek corridor in accordance with § 27-2115, Subsections 2 and 3, herein.
Off-street parking shall be provided in accordance with the provisions of Part 23 of this Chapter.
Signs shall be in accordance with Part 24 of this Chapter.
