Permitted uses in the Industrial III Searsport Avenue District are as follows:
(1) 
Manufacturing, processing and other industrial activities.
(2) 
Commercial outlets for products manufactured or to which value is added within the City.
(3) 
Accessory uses and buildings.
(4) 
Essential services.
(5) 
Warehousing and storage.
(6) 
Business offices.
(7) 
Light industrial uses.

Permitted uses with Planning Board review in the Industrial III Searsport Avenue District are as follows:
(1) 
Distribution and transportation facilities.
(2) 
Research laboratories.
(3) 
Residential uses, including manufactured housing and mobile home parks and yard sales on no more than 10 days in any calendar year.

(a) 
The general standards of performance in article IX of this chapter shall be observed in the Industrial III Searsport Avenue District.
(b) 
The following standards shall also apply:
(1) 
Minimum lot size is one net acre.
(2) 
Maximum building coverage is 65%.
(3) 
Minimum lot frontage is 100 feet.
(4) 
The minimum side and rear yard setback is 25 feet.
(5) 
The minimum setback from right-of-way lines is 50 feet.

Only those uses specifically listed as permitted uses or permitted uses requiring Planning Board review are allowed within the Industrial III Searsport Avenue District. All other uses are excluded.
