A. 
Purpose. This district is intended to provide a holding or reserve over lands now in agricultural use. These lands may not be developed in the immediate future. These areas should allow for only a minimum of development not related to agriculture or very low density residential uses. At such time as more development is contemplated, these areas should be rezoned to an appropriate classification in accordance with the intent of the Comprehensive Development Plan. In the event of annexation of a new area to the City, such areas shall be considered to be in "AG" Agricultural District until otherwise classified.
B. 
Permitted Uses. The uses set out in Appendix A of this Chapter shall be permitted in this district.
C. 
Conditional Uses. Uses permitted upon review of the Planning and Zoning Commission and approval of the Board of Aldermen on a conditional basis shall be as set out in Appendix A of this Chapter.
D. 
Lot Width And Area.
1. 
Lot width. Minimum width of one hundred twenty-five (125) feet.
2. 
Lot area. Single-family residences — minimum lot area of three (3) acres for each single-family residence, except that churches, hospitals and schools shall have a minimum of twenty thousand (20,000) square feet.
E. 
Yard Requirements.
1. 
Front yard. Minimum depth of thirty-five (35) feet.
2. 
Side yard. Minimum depth of twenty (20) feet, except that uses other than dwellings shall have a side yard of ten (10) feet plus one (1) foot for every foot by which the building exceeds thirty-five (35) feet.
3. 
Rear yard. Minimum depth of fifty (50) feet, plus one (1) foot for every foot by which the building exceeds thirty-five (35) feet.
F. 
Height Limitation. No principal structure shall exceed three (3) stories or thirty-five (35) feet, and no accessory structure shall exceed fifteen (15) feet in height.

C.

B. 
Permitted Uses. The uses set out in Appendix A of this Chapter shall be permitted in this district.
C. 
Conditional Uses. The following uses may be permitted as conditional uses subject to the review of the Planning and Zoning Commission and approval of the Board of Aldermen:
1. 
Uses set out as conditional uses in Appendix A of this Chapter, and
2. 
Offices and services not related to goods and merchandise and that generate little vehicular traffic, such as offices of attorneys, accountants, insurance agents, stock brokers, travel agents, Internet services and similar uses, on tracts abutting U.S. Highway 160, subject to the following conditions:
a. 
The office use shall be located entirely in an existing residential structure, i.e. additions shall not be built to provide for office use nor shall a new structure be built expressly for office use.
b. 
No exterior alterations that would change the residential character of the structure, other than those necessary to ensure the safety of the structure, shall be made.
c. 
Off-street parking shall be provided in accordance with Section 405.500(17) and all other applicable provisions of Article IX.
d. 
Where the conditional use abuts an existing residential area, a fence or other solid screen to a minimum height of six (6) feet shall be provided. In the case of a corner lot where the screening is perpendicular to a street or highway, the height of the screening must transition from six (6) feet to a maximum height of three (3) feet at the property line intersecting the street right-of-way.
e. 
No outdoor storage of materials or equipment shall be permitted.
f. 
Signs shall be in conformance with the requirements of Section 405.770(B)(4), and all other applicable provisions of Article XIV.
g. 
Hours of operation shall be limited to the hours of 8:00 A.M. to 9:00 P.M.
h. 
The use must comply with all other conditions as the Board of Aldermen may deem appropriate to minimize conflict between the conditional use and adjoining uses.
D. 
Lot Width And Area.
1. 
Lot width. Minimum width of seventy (70) feet.
2. 
Lot area. Minimum lot area of seven thousand (7,000) square feet, except that churches, hospitals and schools shall have a minimum of twenty thousand (20,000) square feet.
E. 
Yard Requirements And Lot Coverage.
1. 
Front yard. Minimum depth of twenty-five (25) feet. For infill development only, the front plane of the residence, excluding porch, shall be not less than the closest or more than the deepest front plane of residences along the street.
2. 
Side yard. Minimum depth of seven (7) feet, except that uses other than dwellings shall have a side yard of ten (10) feet plus one (1) foot for every foot by which the building exceeds thirty-five (35) feet.
3. 
Rear yard. Minimum depth of fifteen (15) feet, plus one (1) foot for every foot by which the building exceeds thirty-five (35) feet.
4. 
Lot coverage. No structure(s) shall occupy more than thirty percent (30%) of the lot area.
F. 
Height Limitation. No principal structure shall exceed thirty-five (35) feet, and no accessory structure shall exceed fifteen (15) feet in height.
G. 
Infill Development Design. Exterior finishes similar to and compatible with the exterior finishes of other residences along the street is required for infill residential development.
