This district is intended to permit development which has a moderate density, community character. Density and intensity standards for this district are designed to ensure that the single-family residential (RS-3) district shall serve as a designation which preserves and protects the residential community character of its area. Residential development with a maximum gross density (MGD) of 5.0 dwelling units per acre is available within this district.
Rationale. This district is used to provide for the permanent protection of a moderate density residential area for those who want to live in an suburban residential environment and who retain enough land with their residence, or in their development, to ensure that the community character is maintained as long as the RS-3 district designation is retained, regardless of how much development occurs within that area.
