A.
Intent. The purpose of the Conservation-Recreation District is to
recognize that certain areas within Absecon City are subject to tidal
flow and/or flooding and fall within the State Department of Environmental
Protection classification of wetlands.

Permitted uses shall be as follows:
A.
Public recreational uses associated with the natural environment
and not requiring the construction of any structures, streets or parking.
B.
Public wildlife preserves designed for passive recreation.
C.
Dams, culverts and bridges with appropriate State, Federal and local
approvals.
D.
Utility transmission lines, subject to Planning Board approval.

A.
Lands within the Conservation-Recreation District shall not be used
to calculate lot area or as a part of permitted density calculations
unless specified otherwise in this article or as fulfillment of a
recreational requirement with the approval of the Planning Board during
site plan/subdivision review.
B.
Subdivisions or site plans abutting the Conservation-Recreation District
must submit wetlands delineation approved by the United States Army
Corps of Engineers or New Jersey Department of Environmental Protection,
as applicable.
