A. 
The Zoning Code of the City of Warrenton is established with the following regulations and purposes:
1. 
Dividing the City of Warrenton into districts and establishing the boundaries thereof;
2. 
Regulating and restricting the height, number of stories and size of buildings and other structures;
3. 
Regulating and restricting the percentage of lots that may be occupied;
4. 
Regulating and restricting the size of yards, courts, and other open spaces;
5. 
Regulating and restricting the density of population;
6. 
Regulating and restricting the location and use of building structures and land for trade, industry, residence and other purposes;
7. 
Providing for the method of administration and amendment;
8. 
Defining powers and duties of the Board of Adjustment with respect to these regulations;
9. 
Providing penalties for violations of these regulations;
10. 
Defining certain terms used herein; and
11. 
For other purposes.

These Regulations shall be known and may be cited as "The Zoning Code of the City of Warrenton, Missouri."

Pursuant to authority conferred by Sections 89.010 — 89.140, RSMo., and to promote the public health, safety, morals or general welfare; lessen congestion in the streets, to secure safety from fire, panic and other dangers; provide adequate light and air; to prevent the overcrowding of land; to avoid undue concentration of population; and to facilitate the adequate provision of transportation, water, sewerage, schools, parks and other public requirements in accordance with the comprehensive plan, the Board of Aldermen does ordain and enact into law the following Articles and Sections.
