The zoning regulations and districts herein set forth and as outlined upon the map, made a part of this chapter by § 180-7, are made in accordance with a Comprehensive Plan for the purpose of promoting the public health, safety, morals, convenience, order, prosperity and general welfare of the community. They have been designed to lessen congestion in the streets; to secure safety from fire, panic and other dangers; to provide adequate light and air; to prevent the overcrowding of land; to avoid undue concentration of population; and to facilitate the adequate provisions of transportation, water, sewerage, schools, parks and other public requirements. They have been made with reasonable consideration, among other things, as to the character of each district and its suitability for particular uses, and with a view to conserving the value of buildings and encouraging the most appropriate use of land throughout the Town.
This chapter shall be known as and may be cited and referred to as the "Zoning Law of the Town of North East."
Whenever the requirements of this chapter are at variance with the requirements of any other lawfully adopted rules, regulations, laws or ordinances, the more restrictive, or that imposing the higher standards, shall govern.
