The regulations set forth in this Article, or set forth elsewhere
in this Chapter when referred to in this Article, are the District
Regulations in the "B" Single-Family Dwelling District.

A building or premises shall be used only for the purposes of
the uses permitted in the "A" Single-Family Dwelling District.

No building shall exceed two and one-half (2½) stories, nor shall it exceed thirty-five (35) feet in height, except as provided in this Article XII of this Chapter.

Single-Family Dwelling District.

Except as provided in Article XII of this Chapter, there shall be a rear yard having a depth of not less than thirty (30) feet or twenty percent (20%) of the depth of the lot, whichever amount is smaller.

Every lot shall have an area of not less than seven thousand
five hundred (7,500) square feet and an average width of not less
than fifty-five (55) feet; except, that if a lot has less area or
width than herein required, and was of record on February 10, 1969,
that lot may be used for any of the uses permitted by this Article.
