A. 
Any manufactured home, mobile home or house trailers set after the enactment of this Section (January 3, 1985), shall be subject to the following regulations:
1. 
No more than one (1) mobile home or house trailer shall be permitted per lot, and no mobile home or house trailer shall be installed on a lot already having a dwelling. The minimum size lot to receive a mobile home or house trailer shall have a width of fifty (50) feet and a minimum lot area of five thousand (5,000) square feet. No mobile home or house trailer shall be moved onto, placed or erected until a permit has been obtained from the City of Truesdale. The permit application shall include photos of the outside of the residence, and the City reserves the right to inspect said residence.
2. 
There shall be a minimum boundary line buffer of ten (10) feet on each side of the lot.
3. 
Each lot shall have at least two (2) off-street parking spaces.
4. 
Manufactured homes, mobile homes and house trailers shall be used exclusively for residential purposes, and no signs or advertisements will be permitted. No manufactured homes, mobile homes and house trailers or parts thereof shall be used for storage of any kind.
5. 
Manufactured homes, mobile homes and house trailers shall be anchored permanently and skirted and shall contain sanitary facilities and be connected to sewage outlets in conformance with the State of Missouri.
6. 
All manufactured homes, mobile homes and house trailers shall be tied down within fifteen (15) days and shall be skirted within sixty (60) days once they are located within the City limits of the City of Truesdale.
7. 
All manufactured homes and modular units must be constructed according to the standards established by the United States Department of Housing and Urban Development for constructing such structures and shall bear a seal issued by the United States Department of Housing and Urban Development as required by Chapter 700, RSMo., prior to any such structure being set up in the corporate limits of the City of Truesdale. All manufactured and modular units must be set up and maintained in accordance with the provisions of Chapter 700, RSMo., which are not in direct conflict with the provisions of this Section.
8. 
All mobile homes must be constructed according to the standards established by the United States Department of Housing and Urban Development for constructing manufactured homes and modular units and shall have a seal of approval by the Missouri Public Service Commission indicating that repairs and construction to said mobile home have been completed to make it comply with said standards.
9. 
Upon the application being filled out and the application fee, if any, having been paid, there could be a waiting period up to two (2) weeks to enable the Chief of Police and/or other City officials to verify the contents of the applications.
10. 
Manufactured homes, mobile homes and house trailers shall be anchored permanently in an approved manner within fifteen (15) days and shall contain sanitary facilities. The home must be connected to municipal water and sewer systems, and have connection to electrical service. It shall be skirted within sixty (60) days after being placed within the City of Truesdale. All skirting material shall consist of properly treated all-weather materials which may include, but not be limited to, wood, masonry, masonry-like stone, decorative lattice, or commercially available metal or plastic skirting.
11. 
Any manufactured homes, mobile homes and house trailers which shall be found to be so damaged, decayed, dilapidated, unsanitary or vermin-infested that it creates a nuisance or is a hazard to the health or safety of the occupants or of the public, shall be designated unfit for human habitation. The home must be improved to be fit for human habitation with thirty (30) days, or the home must be removed from the City of Truesdale.
12. 
No permits shall be issued for any modular homes, manufactured homes, or house trailers more than ten (10) years old from the date that a permit is sought for its placement within the City. A copy of the title of such home showing the model and the date of manufacturing shall be required as part of the application process.

13. 
A variance may be granted on any of the provisions of this Section by the Board of Aldermen upon a majority vote.
14. 
Violations.
a. 
A violation by any person, corporation or entity whether as principal, agent, employee or entity of any provisions of this Section shall be a misdemeanor and will be subject to a fine of up to three hundred dollars ($300.00) or imprisonment for a period not to exceed ninety (90) days, or both.
b. 
Each day of the continued violation shall constitute a separate additional violation. If more than one (1) provision is violated, each provision violated shall be considered a separate misdemeanor, and each shall be liable to maximum penalties as herein specified. Nothing herein shall limit any other right or remedy of the City or person in interest, including the right to obtain an injunction of any violation from a court of competent jurisdiction.
