1. 
No side yard setback required except on the side of a lot adjoining an "R" District, in which case a side yard setback of six (6) feet shall be provided in any "C" District and a setback of ten (10) feet shall be provided in any "M" District.
2. 
No rear yard required except on the rear of a lot adjoining an "R" District, in which case a rear yard setback of twenty-five (25) feet shall be provided.
3. 
The minimum lot width for a cul-de-sac shall be an eighty (80) foot arc from side to side measured at the building setback.
B. 
No lot created after the effective date of this Chapter which is less than the minimum requirements for width shall be entitled to a variance from any building setback requirement.
C. 
Any stand-alone lot created before the effective date of this Chapter which is less than the minimum requirements for width may be developed without consideration of the lot width requirements set forth in this Section so long as setback requirements for "R-1H" are met. Multiple adjacent lots that were created before the effective date of this Chapter that are of less than minimum requirements for width may be combined or subdivided into new lots of either seventy-five (75) or ninety (90) foot widths.
D. 
The "R-1L" District is designed for lower density [minimum twelve thousand (12,000) square feet] single-family detached residential use as permitted in Section 400.630.
E. 
The "R-1M" District is designed for medium density [minimum ten thousand (10,000) square feet] single-family detached residential use as permitted in Section 400.630.
F. 
The "R-1H" District is designed for higher density [minimum eight thousand (8,000) square feet] single-family detached residential use as permitted in Section 400.630.
G. 
Each lot created shall have a clear and direct frontal footage on a dedicated City street.
H. 
Front yard setbacks shall be based on the standard specified above, plus one-half (1/2) the designated right-of-way width, as established in Article VII, Section 400.460. The front yard setback shall be measured from the centerline of the adjacent street.

A. 
All accessory buildings in residential districts shall comply with the front yard and side yard setback requirements set forth in Section 400.810, but it shall be permissible to reduce the accessory building setback to six (6) feet from the rear property line.
B. 
Where the high point of the roof of any appurtenance of any building exceeds twelve (12) feet in height, the accessory building shall be set back from the rear property line an additional two (2) feet every foot of height over twelve (12) feet.
C. 
Maximum lot coverage of principal and accessory buildings shall not exceed forty percent (40%) of the lot.

A. 
The height of a building shall be the vertical distance measured from the mean elevation of the finished grade at the front of the building to the highest point of the building.
B.

C. 
The following are exempt from the zoning district height limitations:
1. 
Chimneys, church spires, belfries, elevator shafts and similar structural appurtenances not intended as places of occupancy or storage.
2. 
Monuments, flagpoles and similar structures.
3. 
Heating and air-conditioning equipment, solar collectors and similar equipment/devices.
4. 
Water towers, fire towers, stage towers, cooling towers, smokestacks, radio and television towers and antennae and similar structures.
D. 
Public buildings, hospitals, institutions and schools, when permitted in a district, may be erected to a height not exceeding sixty (60) feet, and churches may be erected to a height not exceeding seventy-five (75) feet when the required side and rear yards are each increased by a minimum of one (1) foot for each one (1) foot of additional building height above the height limitation in the district.
