The Town of Delaware is hereby divided into the following types of districts:
RU
Rural District
R-1
Residential District
B-1
Business District
DR
Delaware River District
PUD
Planned Unit Development District
FP
Floodplain Overlay District
CAL-B-1
Callicoon Business District
CAL-R-1
Callicoon Residential District
DC
Downtown Callicoon Overlay District
B.ย 
Callicoon Hamlet area. For the purposes of this chapter and as envisioned by the Upper Delaware Scenic and Recreational River Management Plan, the "Callicoon Hamlet" area is hereby designated and delineated on the Town of Delaware Official Zoning Map adopted as part of this chapter and is comprised of the CAL-B-1 District, the CAL-R-1 District and the DC District.
The zoning districts established by ยงย 220-6 of this chapter, with the exception of any new PUD district, the FP District and the DC District, are shown on the "Official Zoning Map of the Town of Delaware," which, along with all explanatory matter thereon, is hereby made a part of this chapter. New PUD districts are added to the Map as approved by the Town Board, the FP District is an overlay zone shown separately on the most current maps prepared by the Federal Emergency Management Agency, and the DC District is an overlay zone defined by ยงย 220-9A of this chapter.

A.ย 
Designation of district boundaries. District boundary lines are intended to follow or be parallel to the center line of streets, streams and railroads and lot or property lines as they exist on a recorded deed or plan of record in the Sullivan County Clerk's Office and on the Sullivan County Tax Maps at the time of the enactment of this chapter, unless such district boundary lines are fixed by dimensions or other points of reference as shown on the Official Zoning Map. Where no dimensions are given, the Building Inspector shall scale the dimension. In the case of the zoning district boundaries which follow the Delaware River, all areas of the Delaware River within the boundary of the Town shall be included in the applicable zoning district as shown on the Official Zoning Map.
B.ย 
Determination of locations of boundaries. Where the true location of a district boundary line is uncertain, the Building Inspector shall request the Zoning Board of Appeals determine such location.
