The Agriculture District is intended to accommodate within the City limits those areas presently devoted to agriculture uses.

No building, premises or land shall be used and no building or structure shall be erected or altered hereafter within any Agriculture District, unless otherwise provided for in this chapter, except the following uses:
A. 
The growing of plant crops in the open field for food, fiber, seed, ornamental or industrial raw- material purposes.
B. 
Uses customarily incidental and accessory to one of the agriculture uses permitted in Subsections A and B of this section, including one-family detached dwellings for the owner, farm operator and tenant farmer; customary home occupations; storage sheds for machinery used on the farm; storage facilities for crops raise on the premises and not raised off premises by others; barns and structures for the housing of animals or poultry; grain dryers used exclusively by the farm operator to process his crops only.
C. 
Nonfarm single-family detached dwellings, provided each such dwelling shall be located on a plot at least two acres in area and 220 feet in width if an interior lot or 265 feet in width if a corner lot.
D. 
Wastewater treatment facilities operated in accordance with the rules of Illinois Environmental Protection Agency.
No building or structure shall be erected or altered hereafter to exceed 35 feet in height.
No principal building or structure shall be erected or enlarged hereafter to extend closer to any lot line than the following distances:
A. 
Fifty feet to the nearest right-of-way line of any street or highway, provided that no such building or structure shall be closer than 150 feet to the center line of a federal or state highway.
B. 
Thirty feet to any interior side lot line.
C. 
One hundred feet to any rear lot line.
No detached accessory structure shall be erected or enlarged hereafter to extend closer to any lot line than the following distances:
A. 
Fifty feet to the nearest right-of-way line of any street or highway, provided that no such building or structure shall be closer than 150 feet to the center line of a federal or state highway.
B. 
Fifteen feet to any interior side lot line.
C. 
Twenty-five feet to any rear lot line.
A. 
No one-story dwelling shall be erected hereafter with a habitable floor area of less than 1,000 square feet.
B. 
No two-story dwelling shall be erected hereafter with a habitable floor area of less than 1,300 square feet.

A. 
Within the Agriculture District, the raising of livestock, poultry, domestic pets, experimental animals, horses or fur-bearing animals, whether in open runs, confinement feeding or open pasturage may be permitted as a special use by the City Council upon recommendation of the Zoning Board after a public hearing. Such special use shall only be granted upon finding that:
(1) 
Its establishment and operation will not have an adverse effect on adjoining agricultural, residential or commercial uses;
(2) 
Any area accumulating more animals than necessary to satisfy the immediate needs of those people residing on the premises shall be located at least 500 feet from any residential or commercial zone district boundary; and
(3) 
Any yards for detached accessory structures related to the raising of livestock, poultry, domestic pets, experimental animals, horses or fur-bearing animals (e.g., barns or structures for the housing of such animals) shall conform to the following provisions:
(a) 
No detached accessory structure related to the raising of livestock or other animals shall be erected or enlarged hereafter to extend closer than 100 feet to the nearest right-of-way line of any street or highway, provided that no such building or structure shall be closer than 200 feet to the center line of a federal or state highway.
(b) 
No detached accessory structure related to the raising of livestock or other animals shall be erected or enlarged hereafter to extend closer than 200 feet to any interior side lot line.
(c) 
No detached accessory structure related to the raising of livestock or other animals shall be erected or enlarged hereafter to extend closer than 300 feet to any rear lot line.
